[2018] Restrictions on resale purchases of Marriott Destination Club Trust Points

I had a Marriott owner update in Orlando last week and the salesman told me that if I buy resale Marriott Trust Points that I would only be able to make reservations within 60 days of my checkin date? He said that there were a number of restrictions on resale trust points. Has anyone heard this? Is it best to buy resales from a timeshare broker or to do the resale from Marriott directly perhaps by buying a package of a legacy week resale plus purchasing a similar amount of trust points?

If you pay junk fees to Marriott of $3 per point, minimum $3000 as I recall, then there are no restrictions on resale points. You can also buy a bundle package from Marriott that combines a traditional week that would be enrolled in the Destination Club and an equivalent number of points. Depending on the package it can be more cost effective. There is a lot of information on your options here on TUG.

The salesman left out that part about the junk fees as he was trying to make it sound that resale points have lots of restrictions on them compared to buying directly from him. The salesman said that the cheapest combination package was around $30,000 minumum. Does that sound correct? For those of you who have looked into this what are the pros/ cons of buying resale trust points from a 3rd party and paying the junk fees vs. buying the resale legacy week plus trust points directly from Marriott? What is a good price per point now a days. I just want to get around 2500 points as that would take me up to the next level. I already have some points and 2 legacy weeks that are enrolled.

$30K is in the ballpark for a Hybrid enrolled week and matching points.

So, if we buy Marriott destination points from someone selling, our cost would be the points themselves, plus $500 per "share" directly to Marriott to get us into the system, plus an education fee? The "shares" 250 points. We are interested in getting into the destination points system, but are concerned that buying direct from seller might affect our abilitiy to make reservations on the Marriott site. Can someone speak to this?
There is a minimum also of $3,000, so, if you buy resale a mere 250 points, you pay $3,000. If you buy 1500 points (6 shares), 6 * 500 still = $3,000. So, even if you buy from someone for $2 per point, you'll be paying just over $4 per point. As Vacation says, there is no difference, developer vs resale. I have a small # of developer points, the rest are resale.
I have heard about the junk fees being $3 per point, FAQ still says 2. I know someone who got some recently and Marriott wanted to charge them $3, but, they got Marriott to take $2 due to some circumstances. So, I suspect it is true, meaning, $750 per share and (probably) $4,500 minimum making your final price just over $5/pt.​

I agree with TXTortoise. We bought points resale and there is no difference since we paid the junk fees.

I agree with the advice others have given but add two thoughts.

1) Better weeks often have cheaper MFs than DPs and 'worse' weeks can have higher MFs. Look at the MF/point of the week you are considering.

2) If MVCI has a 'direct resale' week that meets your DP needs and that you might want to actually use as a week that's a huge bonus.

Yep, 2 things to consider, purchase price, and, ongoing cost. Ongoing cost to me is more important. I did buy some resale points when I couldn't find a suitable week, they work the same. You can achieve some significant savings with the right enrolled week. Best way IMHO to get weeks at lowest cost is Spain or Caribbean as they come enrolled. This then means that you can avoid the bundle deal where you are paying full MF for some points. My Spain enrolled week cost $4.76/point all in, and, MF is 47 cents/point currently.

PMFJI but after reading this thread my prepoint floating week Marriott purchase years ago seems like a genius no brainer compared to this point scam with junk fees, but then that is my opinion since I have no desire to learn the ins and outs of a new scheme that seems to benefit Marriott only.

To my knowledge no one has ever successfully purchased MVC points without paying the junk fees. While theoretically allowed by the docs I'm not sure MVC's crack squad of IT experts built their reservation system to handle restricted points.
 
I would love to use them that way and save the nonsensical fees.
 
Not sure what "discount" you are expecting to get within 60 days though??
 
I’m thinking he’s referring to a discount for last minute stays based on his ownership status.

I think @dansimms has posted that he likes to book a couple days here and there in NYC with these points, so renting last minute from owners to get a deal may not work for his needs.

Ah I was referring to the OP who’s salesperson told them about the restrictions. At that point, you may as well save the purchase price and find rentals. You can find many rentals for the cost of the maint fee.
 
Agree. I get great rates with my Chairman discount. I have a stay coming up at the Pulse for $129 plus tax in early February. That discount is a great supplement to my Ownership. I could also rent points fron another Owner for about 65 cents a point if needed. I was just curious. The restricted point usage does not bother me. I doubt they would allow it to work and still give me the 30% off the points needed.
 
I think your non junk fee points would have their own set of restrictions, I really doubt they would work with the Chairmans discount as they would not be fully incorporated into the system so wouldn't count either for potential future levels.

Like you, not interested in rentals.
