Wyndham Hawaii fixed weeks and Points, Wyndham Points, Marriott, Mass, Holiday Inn (previous Silverleaf) Worldmark, Vista Mirage, Shell Hawaii collection, Star Island, Orange Lake, KBC, Fractional and Full.
I responded to the ad from this company on a resort listed in the bargain bin, offered $1 as a token and owner pays closing and transfer have bought 5 this week like this.

Here is the response I got from the owner of the company. Have never received one like this from Tug

So you are wanting to not pay anything for the property...? Hopefully I "wont ask" for the $1.......hmm..

No offense, but we require the closing and RTF on properties we sell or transfer for our owners.
I am sure they may cover RTF but our closing is $300 on these and the minimum that would be acceptable, in order for me to even take a bid to the seller.
We appreciate it though and as a heads up, anything with Free usage would be transferred to the new owner and completed deed and full transfer prior to New Owners Usage for 2018. No free reservations or anything that can any issue with the seller.

So if your on board for an offer...feel free and regardless, Have a Great Weekend!!

I responded a bit snarky but thought would see if anyone else here as experience with the seller and how was the experience. He has several listing that I am interested in but right now would not go back for more.

Dealt with same guy. All of his properties require a closing fee while the other brokers' listings working for the same company don't.

Your expectations weren't reasonable and you would get variations of the same response from any big re-seller. You aren't dealing with on owner on TUG who has something in the Bargain Deals, just wants out and is willing to pay the closing cost and resort transfer fee to make that happen. And not everyone who has something in the Bargain Deals is offering to do that either. You are dealing with a business and they aren't in this to lose money on the deal.

Check out a couple of other big re-sellers on eBay. Some of them want you to pay the maintenance fees starting from the beginning of the use year for the deed or contract. $300 isn't bad for the closing fee, the ones I've been interested in want $550. I've seen some as high as $750.

The following are from seven different big seller's listings I have saved in my watch list on eBay.

2019 Maintenance Fees: $1,209.96 = Pays the January - June 30th, 2019 Monthly MF (Buyer is responsible for the monthly MF beginning 1/1/2019)
Closing Fee: $499
Resort Transfer Fee: $299
Plus The Winning Bid:

2019 Maintenance Fee: buyer takes over once transfer completed
Settlement Fee (Closing Cost): $300
Resort Transfer Fee: $299
Plus The Winning Bid: TBD???

2019 Maintenance Fees $0 Paid By Seller
Closing costs and Transfer Fees-$598 to be paid by Winner

This Year's Maintenance Fees To Be Kept Current Until Transfer Completes
(Closing Cost) $550.00 Paid By Buyer
Type Of Ownership DEEDED Resort Transfer Fee $299.00 Paid By Buyer

I also bought an eBay property from Clem Swan and had no issues. The price and terms were very fair in my opinion.

I had a bad experience with Clem Swan that would make me not want to do business in the future. I responded to an ad for sale by Clem Swan. I made an offer. I was told to wait until he heard back from the seller. It took a WHOLE DAY to get back to me. In that time, the deed sold to someone else. Had Clem had gotten back to me sooner, the deed would have been mine. His lack of communication cost me a deal. His response? "What else should I have done, it's not MY fault someone bought it earlier". Umm yeah buddy it was your fault for taking so long to get back to me. His email is cswan@TheVacationWarehouse.net and goes by "LegacyTimeshares" on ebay. I would definitely reconsider doing any business with these people after what I just experienced.

I'm struggling to find anything unreasonable on the part of the broker here. You're upset that someone else made a (possibly better) offer than you did earlier/faster than you did and got the sale? Your complaint is that it took the broker 24 hours to get back to you? That doesn't seem like an unreasonable amount of time to me....

I was willing to pay full asking price actually. I was told 4 times he would "get back to me tonight" and that NEVER happened. He lied to me. I am upset that Clem took so long to get back to me about not accepting my offer and let someone else buy it instead, when I was willing to pay full asking price. If he would have "responded tonight" like he promised 4 times, then I would have been the one to buy it. That is shady and very upsetting. I won't be doing business with these shady people anymore. I got a laugh when he said I was rude and "not patient". Yeah my "patience" cost me the deal because of YOU buddy. I should have been less patient and knew he wouldn't "get back to me by tonight". Then he tried to say this is "insulting to his profession". The dude sells timeshares for a living. How could anything be insulting to a timeshare salesman? They are all slimy, sad to say.

Since he was the broker, I'm guessing that he already had another offer that he was waiting on the seller to accept/reject, or a counter-offer that the seller made to a buyer that he was waiting on the buyer to accept/reject, and that's why he didn't get back to you until that offer was accepted/rejected. It's not shady at all, he represents the seller not the potential buyer (you).

I am not a small player in this market. It's not good business to piss off potential customers. I know that first hand as a business owner. I am old school and try and actually provide good customer service to people and not lie to them left and right. I gotta remember when dealing with these timeshare people that they are slimy sales people. In hindsight I am happy. It wasn't a penthouse and I am going to hold out for a penthouse. But damn I learned a lesson that these timeshare people don't give a crap about you and will lie to you left and right. I guess it comes with the "territory" of timeshares, even on the resale market. I have done multiple presentations in person and these are the slimiest people on the planet that I have ever met. I've never met a resale timeshare broker, but I've gotta imagine they are the same at this point.

This is why I normally throw my money at a good deal QUICK. Like I literally send them the money as quick as possible. I definitely shouldn't have waited if I wanted this deal, but Clem told me 4 times he would "respond tonight" with a counter offer, so I kept waiting trusting his word. He never did. He went to bed. What a nice guy. NEVER trust the word of a timeshare salesman or broker is what I learned yesterday. Their word means absolutely nothing, especially Clem's!

Even if he was a “slimy sales person” what incentive did he have to sell it to someone else for less than your offer? He makes a commission. I would still bet it sold to someone else for more than your offer. Either that or he’s just inept I suppose.
