13 month availability at Lakeshore Reserve?

The Revenue Manager may well have made a mistake, or there may have been a technical error (which is not foreign to MVC). At a resort like Lakeshore Reserve, the Revenue Manager has at least 6 inventory types to manage/release: (1) weeks, and week/villa variations, such as unit size/villa configuration, (2) points/Trust (at a variety of booking windows), (3) Interval International exchange inventory (and, related, bulk bank weeks for (a) exchange, and (b) Getaways, (4) Developer inventory, in which the Developer is holding the mortgage (e.g. unsold or defaulted on MVC loan or maintenance fees, inventory), that will be sold through Marriott marketing channels, like www.marriott.com, (5) Marketing Block inventory, for sales/marketing enterprise, and (6) Developer inventory, in which the Developer paid for Marriott Bonvoy points, that were provided to the owner, in lieu of occupancy (these may be marketed for Bonvoy redemption). There may be an additional pool of inventory, that I am not familiar with, that may have been created with the advent of Abound/Vistana, and that is inventory that is moved between brands.
I think the issue is simply the lack of 3BR units. I think there are only 9 total 3BR Flats and perhaps about the same number, or fewer, 3BR townhomes. Those 3BR flats are also lock offs that can be split into a 2BR and a studio.So out of the 86 units, most of them are 2BR units and I think all but 18 lock off in some way. It is probably just a lack of available 3BR inventory that is preventing availability at 13 months. Or MVC is holding it back for some reason. We also need to realize that most owners have until September 30th of this year to elect next year's usage.
 
I have a different take, than those above (a common phenomenon).

I suspect that the Revenue Manager, the MVC employee who control the inventory, did not release the inventory as he/she was supposed to.

I suggest you call MVC Owner Services, and push the person that you talk to, hard; ask them to look into whether or not the inventory that you are looking for, was released. If you get to a motivated supervisor, they can investigate that.

September is a dead month in Orlando. The only variable that I can think of, that I am not aware of, is if Lakeshore Reserve has some number of units, off-service, for refurbishment.

Lakeshore definitely sold weeks. I have seen them for sale on eBay several times.

What is considered the best of the 3 bedroom options, one floor or two? We are 3 adult families (grandparents, us, and 2 adult children and their spouses and little one)? The kitchens and small living area of the townhomes are a turnoff, but the bedrooms really look nice. Overall, I think the one floor 3 bedroom seems best. Maybe....

We've only stayed in the 3BR townhouse. They are nice, but the living area and kitchen does have the capacity for the entire unit. I think the same is actually true of most 3BR units. The living rooms usually only seat a few people. I think the kitchen in the 3BR flat is better and may be better overall for your party. I do like the townhouse areas though.
