In this spiel, Derek da Silva states that twelve new properties in Europe are coming online. It sounds like these would only be in Max. Which properties are these?

 
I think they are all in DRI/HVC so you can look at the DRI member guide to see the properties there. That video was worthless. I hope they do better in the future ones.

I would love the list of DRI European properties. I see on DRI FB boards discussions of Kenmore, UK, long boat tours in UK and a few resorts in in Spain.

I wonder if they are affiliates. Can they be traded via RCI?
 
The video was full of pretty photos and vague platitudes.
I'd like to send Mr. da Silva a bill for wasting my time.

Embarc members can go to 4 of these locations already, by using our points at inflated values (no Max). They are Vilar do Golf (Portugal), Les Mougins (France), Royal Regency (France) and Palazzo Catalani (Italy). They are all Diamond locations and not up to Embarc / HGVC standards but the locations are interesting. Diamond (and Embarc) generally trade on Interval
 
Derek De Salvia is new. I believe Stan Sorkin retired. It appears that he joined HVC in 2019 and was instrumental in expanding the experiences program from DRI to HGVC. He was a former Disney TS exec. Glad to know he isn't from DRI or Apollo. That would be very concerning for sales and customer service model.

HGVC should open bHC locations in European capitals like Paris, Rome, London, etc. Would open to a whole new European client base and likely persuade current bHC owners (me) to invest more.

I've learned long ago not to get my hopes up. This is especially true of this industry. The European properties have long been listed in the DRI directory. The introductory video was short on specifics and considering the rollout of HGV MAX was one year ago, this video could have been made months ago. In the future, I would welcome specific information regarding their strategic plan for the Brand. For example, what products or benefits do they (or will they offer) to differentiate themselves from the rest of the industry? So far, from what has been published and / or discussed on this forum is seems to be a boilerplate "shakedown" strategy used by others in the industry in an attempt to extract more money from current owners as they inflate the value of their product to justify the price. Naïve new owners hopefully will find this web site in time.

Looked through a few of them; they don't look half bad. I'd be willing to give them a try in the future - anyone have any experience at any of these? A 1 BR with a kitchen in Paris for just 7,500 points in the high season seems like a good deal, for example.

The Royal Regency is only about a 10-15 minute walk from the Underground. Also the town of Vincennes is nice place to stay.

I'm happy they actually came through and some of them don't seem too high on points but I do want to see the locations more closely.
Crete was one of the places I wanted to go and was assured in the sales presentation that was possible so now it appears that's actually possible...shocking actually.

Some quick glance observations are the booking window is only for 6 months so it's MAX for sure. Point values I'm seeing to give some idea of what's out there:

Crete 1 bdr- 8000/ 2 bdr 9000
England (Lancashire)- 1 bdr 5000-7.500, studios 4500-6000
Spain- 1 bdr 4700-5500, 2 bdr 7500

Bigger question is what is the availability at 6 months?
 
It varies; better than Cabo Azul.

I wish there was a way to look for non max people. Actually seeing if there was decent availability would push me over.

That’s exactly what they don’t want. No matter the availability, if you don’t have access, you can’t be disappointed to you sign in the dotted line. The sales people want to be able to talk up all the great vacations you will have via Max but not show you what’s available.

I know. In our update on Monday they said that “all” the diamond members are upgrading to Max which gives them 10 months to book on the HGVC and they were all doing it because they were rich. :)
 
We are DRI Members. We are comfortable but not rich. We have no desire to join MAX. Nor does any DRI Member we have talked to about it. This past Jan/Feb when we were at Cabo Azul the Members that attended the Sales Pitch (to include us) had nothing good to say about MAX and only bad things about their sales folks.

You know that statement is certainly a lie because it would break Home Week bookings for owners. They can only be 6-month booking per the rules.
