Anyone use Transaction Realty?

Hi. I was wondering if anyone here has used Transaction Realty. They told me they have a flat fee of $1500 and it is a non-exclusive agreement. What exactly is a non-exclusive agreement? I was surprised at their fee. Is that a lot or is it just me?

Also, they gave me a market value price on my Marriott timeshare. Is there any way to verify that that is a decent listing price? I've done research searching websites for what people are listing the same timeshare for but those are just ads, I haven't found anything that said it actually SOLD at a certain price.

I assume that the $1500 is the fee upon sale by TA, not any upfront fee. Right?

As a buyer she is wonderful to deal with.

I don't know about a seller's vantage, but I haven't read of anything but honest dealings with her. I am assuming, like the above post, that the fee is a commission for sale and not an up front fee. You should not pay an up front fee to anyone when selling, except small advertising fees (and I mean small like Redweek, etc.). Non-exclusive means that even though you give her the listing, you can still advertise it and/or give it to other agents as well. Unlike working with house realtors, when selling a timeshare it is commonplace for several sources to have the same property listing. The more exposure, the better your chances of selling.

As for pricing- she really does have a good grasp of the market. Of course, it would be in your best interest to ask around. Completed Ebay listings will give you a bottom price; another resource is the ROFR database here on Tug. Remember- the more realistic your pricing, the faster it will sell.

It's not an upfront fee, so if they don't find a buyer willing to pay your price, you don't pay anything. Since it's a non-exclusive agreement, there is no risk to you for listing with them. You can still try and sell it yourself and, if you are successful, you own them nothing. You will have a hard time finding a reputable broker who will work for peanuts. The only alternative to paying a commission is to sell it yourself.
 
Shelley, yes!

We used her to sell one of our units last year. The fee (not an up-front fee) is the cost of her sevice to find a buyer, negotiate the deal and follow it through to it's conclusion. She handles everything, including title and dealing with the developer, in my case Marriott. She will give you a good appraisal on the current market conditions and what things are selling for. Of course you should do your own research, but she sees actual sales and know what prices are realistic.

The fee is reasonable. If you check with a lot of other brokers, you will find many that charge more (a lot more).

If you are not up to selling it yourself and you want someone else to do all the work for you, then TransactionRealty is a good choice.

Do your homework, and DaveM's sticky is a good place to start.
 
I have bought over 14 weeks from Shelley and she is a top notch sales agent. She gets things done correctly and fast. I go to her website all the time looking for buys. I would not have any problems having her sell any of my weeks.

In my opinion she is one of the best. Works very hard for the seller.

We used Shelley to buy our Aruba unit and she was terrific. Have not used her to sell though. Seth Nock is another name mentioned in this forum.
 
I have also bought most of my weeks from Shelley. She is really terrific. A few years ago I wanted to sell one of my Summit Watch gold weeks. Since I bought it for $6,000 and had only owned it for 2 years, I figured it would sell for about the same.

At that time Shelley said she had a flat fee of $1,000 and the reason she charges a flat fee is because in so many cases she represents the buyer and the seller and doesn't want the appearance of a conflict of interest.

However, for a $6,000 sales price, that is a 17% commission which was more than I could deal with. So I sold it myself (and Marriott exercised their first right of refusal & paid me the $6,000!)

So whether the $1,500 is reasonable depends on what the selling price of the week you are trying to sell is. Do the math and see how you feel.

As far as setting market value, I think Shelley is one of the better agents out there that really knows values especially for Marriotts and tries to counsel her sellers so that their weeks actually sell!

shelly is a pleasure to work with. she is honest, upfront and very hardworking and efficient/ i wouldn't hesitate to use her if i ever wanted to sell one of my weeks/ she bailed me out of a very sticky situation and is a very good human being period.\\

I bought my Marriott Newport Coast week through Shelly. I asked a LOT of questions, and she was extremely helpful. Answered all my questions, never made me feel like my questions were stupid. If you want to know more about the $1500 fee, ask her! I definitely recommend her.
