Are there actual deeds to lockoff units at Willow Ridge? Are they all deeded as two bedrooms (non-lockoff).

I am able to book as studio and one bedroom (for $95) with my two bedroom, yet I am now wondering if there are deeds to these lockoffs.

I am asking because I had someone challenge my for sale listing because I had king bed with two queens, the regular 2 bedroom advertised, and she is saying that I am lying in my description of the unit because only the deeded lockoff units with two king beds are able to be locked off.

She is going to file a complaint with the company I am listing the week with to say my ad is fake/ illegitimate and that I am probably a scammer.

I say in the ad that I am able to lock my units off, she says that is a lie. I believe she is selling a unit as well, and her ad is two king beds (otherwise, why would she be so upset?). I had another person question my ad a few months ago, and now another has questioned my ad over the last several days.

I realize this is a person who does not know the policy on locking off the regular two bedrooms, but no matter how many times I explain and even copy/paste my reservations, she says I am a liar.

There are deeded lock-off units and deeded dedicated units. However, it doesn't matter which type you actually own. They can all be locked off based on availability. While you own a deed ties to a unit, the resort is floating unit. The person buying just doesn't understand how it works. It works the same way at Harbour Lake and Grande Vista. Even the same at Lakeshore Reserve for those that own 2BR standard units.

I fear the listing company will take down my ad.

I tried to explain to them last year that I can rent my RCI Points reservation because it is a Home Resort Reservation I booked ahead of non-owners but had to book through RCI, but they didn't believe me and wouldn't allow me to rent the week. You cannot explain these little nuances to some people because they have their hard line on rules and they stick with it, no matter what you say.

Where is it listed? Redweek?

Doesn't RW require you to only post what you own? If so, they may not allow the post even if it's OK to rent otherwise, esp if it's through RCI.

I posted mine as a 2 bed with king bed and two queen. That's what we own, but I explained about locking off in my ad and have had questions about the legitimacy of locking off the units we own into the two sides because I am NOT advertising the two king beds.

As noted, it makes no difference from a reservation standpoint which you own. Specifically you can't guarantee one or the other based on the unit actually owned. I'd direct her to this thread if you have enough communication to do so. Still, sounds like someone who's clueless. But you said RCI, do you mean MVC points?

The RCI Points resorts are different, in that you aren't exchanging, RCI controls owner inventory and allows owners to book before 10 months, when everyone can book inventory. My reservation was a home resort reservation.

I guess I understand the confusion. We owned (past tense) Grand Palms and reserved a 3 bedroom Grand Palms through RCI in our allotted window. It's a unique capability, and it confuses people. But it truly is booking what I own, and RCI doesn't care that I rent it because they still get their guest certificate fee.

That is a different issue. It's really about this woman who feels I am being dishonest in my ad. If she was a buyer, I wish she would have believed me. If she is an owner and is questioning it, she should call Marriott and ask.

The Marriott lockoff capability is what I advertised in my description and the woman is saying if I own a standard 2 bedroom, I cannot do that. I told her I have done it many times. It's a matter of her not understanding, as @dioxide45 said. If RW questions it, I will send them proof that I do it. It's easy enough.

Not someone you want to deal with renting anyway ever if you convince her of the facts.

I suspect they are selling, though it is not clear. Otherwise they would have already locked off. You don't rent and then the other person locks off.

It does look to be a for sale listing. Someone is claiming the listing is inaccurate, but it is accurate.

The situation was confused by bringing in RCI points and rentals into the thread, which really isn't applicable to this specific scenario.

The world is full of know it all idiots that are eager let everyone know they are the smartest person in the room…….even when they’re not.

Let her complain. If Redweek takes down the add then show them proof of what you own and send them a copy of the governing documents. At that point file a counter complaint that it’s a scammer filing false complaints to get legitimate adds removed so they can in turn run their scam. If she’s filed more than one complaint, and I suspect she has, then it will backfire on her

True.

The RCI stuff is confusing but it was another issue I had with RW a while back and lost.
