Reposting my questions from a different thread as this seems like a more appropriate group…

Just got back from doing a presentation at Grand Colorado on Peak 8 and wanted to get some real-world feedback from this group before making any decisions.

We stayed at the property and honestly loved it the amenities, location, and overall setup were awesome. One thing that really stood out to us was the idea of using it not just for full stays, but also for day-use (pool, grotto, movie theaters, etc.) as we are only an hour away, plus potentially taking advantage of bonus time.

A few questions for current owners:

1) Do you actually use your ownership for day trips? If so, how often and how has that experience been?

2) How realistic is bonus time during ski season? Is it basically impossible to get, or can you occasionally snag weekends here and there?

3) I’m considering buying a resale (EY or EOY) and potentially using that ownership to upgrade into a better unit/week through Grand Colorado later on. Has anyone gone this route successfully?

4) The sales rep mentioned they hold Airbnb “medallions” for each unit if owners want to rent out their week. Has anyone actually used this? Are the resort fees to do this significant? Do you get solid rental results, and is the process fairly easy to manage?

Appreciate any insight trying to make a smart decision and not just get caught up in how nice the property is.

Peak 7 owner but most of this applies across the properties.

We use the property for day trips all the time. Drive up from Colorado Springs.
Summer season: Park at the property. Hike. Gondola for lunch. Grotto afternoon. Dinner. Drive home.
Ski season: Very competitive to get day use, but we can ski midweek so we get lucky 80% of the time. The better the snow, the harder to get. When you do get it, can't beat the heated garage and walk right out to skiing. Lunch in the day use room.

Bonus time during ski season on the weekend is near impossible TBH. If you really want bonus time for a ski weekend, look at purchasing Grand Timber. Lots more availability there.

You can't really roll your membership into a better week. They will charge you 30k regardless of if you have a week to trade/upgrade.

Buy for the actual use you want. If you go resale, you are not eligible for day use or bonus time. That said, if you buy resale, you can get an Interval International account. Through Interval you can book getaway weeks. The price is pretty darn reasonable for ski in ski out. But you have to be diligent in searching for them.

This is great info. Overall, it sounds like you are happy with the purchase, correct? Have you had any issues booking your purchased week? Also, have you attempted to rent out your week? We aren’t buying with the intent to always rent, but curious about the possibility each year.

They just changed the booking system this year. Now it is similar to Marriott. You log in on the morning of the check in day you want and try to book the week you want. Unfortunately, I did not get the week I wanted - but it's okay because I trade my week through Interval anyway. It works great as a trader. Last year we went to the Aruba Surf Club through exchange.

While I trade our actual week, I use Interval to book off season weeks at Peak 7. Just booked a week in a two bedroom end of April for $500. I know it is totally off season, but the pools and hot tubs and grotto will be open. We'll just play games and do puzzles and grill out and probably reserve the movie room one night.

I have never rented mine but I have to imagine it would rent beautifully if you have the right season.

A question that I think the OP may be interested in. As an owner, do you still have to pay the resort fee if you are coming in on a getaway?

Perfect. It sounds like mud weeks have pretty decent trade in value with interval which was another uncertainty I was concerned about.

As for the resort fees, how expensive is that if you had to pay it?

Owners do not pay resort fee on Interval exchange.

We own full one bedroom summer units at both Grand Lodge P7 and Grand Colorado P8.

Haven't had any issues renting them, but I rent them at pretty much the MF amount. I am not looking to profit, just cover my costs and be done with it.

LMK if you'd like to try this summer. I have a one bedroom Breckenridge unit at Grand Colorado, Aug 16-23.
 
I'm brand new to this site but I will respond to mgrtrimble.
1. After I use my owner's week during summer value, I sometimes stay in Frisco or Fairplay and reserve day use amenities with parking. I go on line to the owner's site and reserve. Last I checked, it was a week out or 2 out I believe. Never had a problem but I don't do this during ski season. I have spoken with several people who are using their day use liberties while I am there.
2. I have seen bonus time listed during ski season with last minute cancellations or a rental not be rented. Have to act fast though.
3. I have not done this but I have seen others say the extras - such as bonus time, day use, bringing your dog - comes at an extra fee if you buy from a seller and not directly from the sales office. I originally had a 1BR Breckenridge and upgraded to a 2 BR Colorado. They are building a new resort on Peak 9 now. It's a beautiful region with lots to do in the center of Colorado - Summit, Grand, and Chaffee counties are amazing!
4. I was going to let them rent my unit but the split is 60/40. I was told they post to all the rental sites including expedia, etc. I joined TUG to try and rent it myself.

We just recently purchased 2BR at Grand Timber Lodge in the spring/fall season. I usually go to GCP8 late summer value and then fall starts - so potentially 4 weeks in Breckenridge. GTL is in town and can easily walk about but cannot compare to Peak 7 or 8. Currently under refurbishment.
