I agree hold tight ….The increasing maintenance fees @ Ocean Pointe (and others) is causing a lot of owners to "bail". Check out Red Week and you'll see many, many Villas available for sale on the resale market!

It is scheduled to be completed at the end of November.
That is usually what happens.
As above, yes. They always propose fully funded reserves at first (which makes it real high as reserves have to "catch up"). They are nearly always voted down. This is done pretty responsibly at Marriott, as fully funding reserves is not necessary. In Florida now, however, everyone has to fully fund structural stuff (since that condo fell down). Even Orlando at this point (shore properties were earlier). That was a big hit, but as you see nobody is getting gigantic assessments like you hear in the news. Marriott did not neglect stuff and still doesn't.So you're saying those fully funded reserves are typically voted down? Hence the proposed budget is not typically what is approved?
We're there in mid January and it looks like as soon as they finish Cobia pool they start on Sailfish. So Sailfish is not crowded even with Cobia pool closed? At Ocean Pointe now. The chair situation at the Sailfish/Dolphin Pool has been fine although the weather has not been great so that may be why. Spoke to someone who was here last week who said people were coming down early because chairs were tough to come by. They have put off the Parking lot construction until next year as they said it was too much going at the same time with the Pool construction which seems to be moving at a snail's pace.
Tennis courts are lined for Pickleball but pretty sure only available to Ocean Pointe guests.

Jan 1 to Feb 28th, I think. That's what that hub site says. Is that Platinum? I think so. We're there 1-10 to 1-24.Just to let you know, the Cobia-Pompano pool has been 100% completed and is up and usable for the last 10 days or so. The hot tubs @ that location are also up and running (as the Cobia hot tubs were also closed off while the pool was being worked on).
The Sailfish pool was more crowded than usual during this period but was still manageable. However, keep in mind that this occurred during the Silver Season so occupancy may not have been at maximum.
I am not sure when the Sailfish pool will be worked on but I doubt it will actually occur during the Platinum Season (but I could be wrong).

A lead staff member once told me that nobody wants repairs during their stay but someone has to endure it. In other words, deal with it the best you can.Copied from the HUB
The Sailfish pool deck and pool will be renovated from Jan. 1 through Feb. 28, 2026
That does seem to be bleeding in to peak season for South Florida. I'm not sure why they didn't just start Sailfish pool renovations immediately following Cobia.
I'm at Ocean Pointe now and am looking to get a massage. I'm thinking about Amrit (that's the place that blocks the afternoon sun from the Oceana Palms pool). Has anyone gone there. Or can you recommend another place? Thanks
YESWill find out tomorrow. Waiting on my OF Kingfish top floor. House Keeping is running behind. It's 5 o'clock. Should I request any compensation for delaying my check in?
Did they offer a non-top floor unit that you turned down opting to wait for the top four unit instead? Will find out tomorrow. Waiting on my OF Kingfish top floor. House Keeping is running behind. It's 5 o'clock. Should I request any compensation for delaying my check in?
What VIP lounge? If you’re talking about the small room just past the restrooms I thought that was Sales.Well I went directly into the VIP lounge at about 2pm for checking in. Bypassing the front desk. The nice lady gave me temporary keys to the property along with my parking pass. No mention of any tour bribes. So as I was schmoozing of course I wanted to know more about my Villa preference. She secretly let me know that I was getting 5th floor ocean front facing the beach. Not facing south towards the inlet. She and I agreed it was worth waiting. DW went out to get some bagels and returned about 4pm. Room still not ready. At 4:30 went to the front desk and the clerk was apologizing telling me housekeeping has been slammed for 2 days now. He did offer me a 1st floor Villa and I politely declined. He also confirmed my and the 5th floor Villa. Although he did say room would be ready before 5pm. I finally got the text at 5:08pm to get my room keys.
I believe they refer to it as "Preferred Checkin".What VIP lounge? If you’re talking about the small room just past the restrooms I thought that was Sales.
Does anyone have the current prices to rent umbrellas/cabanas on the beach?
