ROFR Exercised/Passed

Kings Land HGVC PASSED
7680 Platinum Season points or 1 BR
Purchase Price: $1.00
Closing Costs $99 Closing Cost + $588 Transfer Fee
Ebay!
Congratulations!!!

*May look beyond initial purchase price into longterm ownership costs (= MFs)...
HI is beautiful but MFs higher (labor/material costs much higher, higher taxes etc).
With HGVC ownership, points are points: cheap(er) Vegas ownership pts, get same access to exotic HI stays at 9 months club season, as folks with higher MFs.
May look into it, as you consider your next purchase(s)! (tons of info here at TUG re this & optimizing one's (HGVC) TS journey)

I appreciate the insight!
My husband is Hawaiian and his family lives there. We plan on using the weeks at the home resort and inviting his sweet grandmother. My husband was born in Pearl City. We have a daughter and she needs to know her Hawaiian culture ❤️

Our daughter is about to start pre-k but I can see she would be available during the summers so I got platinum so we can hopefully get the dates that work best for us!

are the Hawaiian resorts difficult to book in the club period? Thats the main thing I was concerned about and why I ultimately decided to get Hawaiian properties. Maybe not the smartest move but I like knowing we can book our slot 12 months out and have the room we need for our family of 4 plus guests every other year. I feel like this is going to make vacation planning easier. I chose kalia cause of starbucks in the lobby and close to the parking garage. King land because the big island is amazing and I just visited there and I liked the layout of that property (and the parking situation) better than the waikoloa village.

If we figure out we have too much Hawaii we can always sell later or post it for free. These should be also easy to trade or rent on Airbnb if we see that we aren’t going to use the home week.

Doesn't feel hard to book. I don't have King's Land and can see the whole summer open June to August there. Yeah if you acquire the right contracts at say 10c per point, you can spend the whole summer there for perhaps $3000 per month, cheaper and bigger than many people's appartment units in a major city.

Thanks for this data point!
I didn’t know that it was easy to book but that’s great to know. Maybe this is one I keep for a few years and just wait and see and if I feel like I need to offload and get something else with lower MFs thats something I can do down the road. Again first step into timesharing and in my mind I just felt better having a home resort that I want to go to. Big Island is amazing, definitely one of the coolest places I have been. I get 4 weeks per year of vacation and my husband is self employed. I feel like I am just sort of opening the door a little crack into this mode of booking travel. Trying to take the stress out of my life. The last time I booked a resort through expedia it was $3500 for a 2 bedroom condo, 4 days, 2019. We booked at a bed and breakfast in Hawaii and it was $280 per night closer to Hilo. It was nice but I feel like there is a better way! I am interested in learning more about RCI exchanges as well. Some interesting places I have never been!

In no way should you be unhappy about your purchase. The ability to exchange into Hawaii using Club Reservations from other locations like Las Vegas and Scotland depends on the continued existence and munificence of HGV while you actually own a deeded week where you want to stay. And you have the ability to reserve the week you want long before others can exchange in.

And should you not be able to use your week you can always rent out your Home Week Hawaiian reservation…again not an option to those exchanging in.

Actually checking out the AirBnb listings was what tipped the needle and made me get Hawaii, plus the family connection. Its surreal how grounded and at peace my husband felt after being on the island. I am Native American and I feel the same way about my native lands in Louisiana and Texas. I’m at peace in the forests. He is at peace on a volcano lol. Fun fact Angelina National Forest was named for my great grandmother.

We have plans to visit every island and I feel like these will be great to trade for timeshares at other islands as well. Very interested in visiting Maui and Kauai! I feel like with all the gardens kauai will probably be my fave

Not a bad start, with only $1 dollar to lose and so many vacations ahead! It surely is the way to vacation when you tried for once. The 1 to 2 beds just feel like home and not a hotel and you don't pay resort fee, no parking fee, etc.

RCI is another way to go. I paid 11,500 RCI points + exchange fee to book a 2-bed at the Bay club, just next to Kings Land, which is about $1500 in cost more or less. I've just got access to HGVC and I find the availabilty in HGVC is way better, cheaper, and more flexible (easy to cancel, cash options for < 30 days etc) so yeah great choice for just $1 dollar.

You should be proud to wear this shirt. My first HGVC purchase is worth a nice jacket.

Yep I definitely feel like it’s super cool!
I got 2 odd year platinum in ouhu and 1 annual for BI. 2025 points are available so I started a spreadsheet and will be ready to pull the trigger on booking our vacation for next summer for way cheaper and less hassle than trying to find an Airbnb.
I have a 24 year old and a 3 year old. I put the Kalia deeds in both mine and my 24 year olds name so that she can enjoy traveling as well. I started jet setting with her when she was younger because I used to travel a lot for work and I would use my hilton and airline miles to book some incredible vacations. I no longer travel for work but we have our own business and business cards so flights should be free or cheap by the time I use points. I run a number of business expenses through those and getting about 15000 points per month between Chase UR and Amex MR

1. Home week = using the exact same unit type you own at the week you own at the resort you own at 12 months; all other reservations are in Club Reservation Period at 9 months for most Legacy HI resorts (different rules apply for bHC reservations).
If you intend to use your HGVC pts this way, then absolutely, getting HI deeds is excellent to have access at 12 months!

2. Club Reservations open at 9 months; so we can book until June 30th, 2026, as of today.

3. July & August 2026 may be bookable via RCI (esp external to HGVC) but usually RCI via HGVC limits exchanges to within club use period. RCI exchanges have some sweet spots in HGVC but generally are not the best use (with all the reservation fees, access, resort fees etc) for HGVC owners (there are exceptions, for advanced users).

4. The central tenet of HGVC system is being able to book anywhere within the legacy HGVC system using club points in club reservation period. I deeply respect @ljmiii 's expertise & posts, but I do not see access to HI from HGVC pts via Vegas or Scotland being removed somehow

5. Congratulations on your purchases!! People have spent hundreds of thousands of $$ to purchase these units Retail & you are FAR ahead of all of them!!

5a. Tuggers care about Tuggers & hence suggest focusing on longterm cost of acquisition vs focusing on the $1 we spend. The HGVC transaction fees add up over time, with each purchase & hence many purchase a slightly larger (say 11,200 pts) deed (vs multiple smaller ones). (It took me some time to move from the mindset of 'Free' timeshares too :)!

There are many often trying to give away 2 BR units at Bay Club & Kohala Suites at HGVC Hawaii for Platinum season for free, as MFs are much higher there than many places (like Vegas or CL). Again, if intent is to stay in the unit type one owns at the time of the year one owns, then it is still a nice purchase to stay 1 week in a 2 BR condo in HI for $2k or so. But someone with Vegas or CL deed with MFs around 1.1k, can book the same for 1.1k (MF cost for same, 11,200 pts) per week (or go in shoulder season & get the week for 8k HGVC pts/week= apprx $800/week). Tons of posts here re this & you may review more & decide re your NEXT purchases (as these TSs are addictive)! ( I say from personal experience of getting lots of TS's very quickly)! However, You Do You & Pls get what meets your families needs, as we all vacation in our own unique ways!

Celebrate your purchases as you will enjoy years of time with your family, esp in beautiful HI, esp with your husband's family from HI!

Again, Congratulations & God Bless!

@Webhopper , I think that you have a solid plan for getting your toes wet in HGVC. Don’t worry about the opinions of some and just work your plan which is right for you. Like you said, you can always adjust as you learn and experience TS for yourself. That is what I have done. If you are like many of us you will be adding additional deeds to your portfolio in the future. You are already way ahead many of us, including myself as when we got started.

Yes super excited! I am exploring the legacy resorts under HGVC. The Crane is very appealing, probably difficult to book. We are probably hitting up Breckenridge this summer because its driveable to get there in a day.
It will take a minute to learn which ones are difficult/easy to book.
I have 23,040 points with my setup, should be plenty of vacations to have at that point value, my family is small! If we invite extended family or our nanny or if my older daughter wants to bring a boyfriend it will be nice for them to have their own 1BR

When time has passed I could definitely see offloading kings land and picking up something with a higher point value and cheaper MFs! I think I will need some time and experience to see what works best for how we vacation.

Knock on wood the two times we've decided to stay at the Crane we not only got the dates but also the villa we wanted. We've never tried for Christmas/New Years/Presidents/Easter weeks...but still we're going at times that are good to be away from cold weather.

In general (and IMHO), HGVC is the best of the major timeshare systems as long as you understand its limitations and are able to plan 9 to 12 months in advance. As long as you are interested in staying at one of HGVC's major destinations - O'ahu, the Big Island, Carlsbad (CA), Las Vegas, Myrtle Beach (SC), Orlando, and maybe NYC there is almost always plenty of availability when the reservation window opens (usually 276 days/~9 months).

I love this! I am a big hiking and nature person so I been eyeing the salt lake city, tahoe, breckenridge, and the islands! I am definitely excited

Is that your recommended resell price per point 10 cents?

I meant to say to acquire contracts with MF around 10 cents per point. The buy-in price can be a bit higher for those low MF contracts so there will be a trade-off. Those $1 contracts are nice as a starter but carry more cost down the road if their MF per point is significantly higher than 10cpp. The longer you have them, the more burden you have. But as a starter, hey, just try it out for free and if you want to be in the game, buy more with cheaper MF. Just be mindful also that those are more difficult to give away as well.
