Received the coveted 23rd top room floor units at the Marriott Boston Custom House, the only 2 on the floor AND THE BEST TUG LAST MINUTE DEAL EVER.

Definitely the best room placement we've ever had at any of the Marriott VCs. Reserved my annual and odd season ownership for my birthday week, at 13 months. Requested high floor harbor view. So funny the circumstances, at check-in we actually hear the two couples checking in before us ask about the 23rd top floor room units and the CSR tells them there's only two and very hard to get. I really never gave them a thought quite frankly thinking I'm not very high on the ownership totem pole so assumed someone higher would always get them first. So after I give my name the CSR is amazed that we were actually given 2301 and 2302. She first says that we were given the top floor and it didn't register right away. I then asked her if it was the floors the couples were just asking about and she said yes.

Amazing units. I'll put up some pics tomorrow. My wife and I took 2301 that has huge windows across the living and bedroom which is considered Harbor view and daughter got 2302, which is smaller and with less windows but only slightly less amazing.


AND as lucky as I am to get the rooms another TUGGER is even luckier because I rented (right here on TUG!!) the last 4 nights of my daughter's reservation because she couldn't stay so for $115/night someone scored THE BEST TUG LAST MINUTE DEAL EVER. The only people luckier is my daughter and her husband who tags along on many of our trips free of charge.
 
Cool. You didn't mention balconies, are these the same units that have the small balcony?

Those two villas are referred to as the “Eagle Suites."
Which two? It seems the ones on the 21st floor, with balconies, are referred to as the "Eagle Suites". Is the same term used for the ones on the 23rd floor?

I think they're called that because of the big stone eagles on the building outside next to the balconies. I don't think the eagles exist on the 23rd floor.

Only the ones on the 21st Floor are called the Eagle Suites (due to the large Gothic-style eagle statue on each side of the balcony), and they are the only ones with balconies. They also have a bit of an odd layout in that when you enter, you take a series of steps down into the kitchenette and living room, with a second set of steps to get up into the bedroom. The ones on the 23rd Floor are called Villas, with a more typical layout (no steps up and down). Despite the odd layout, I much prefer the Eagle Suites due to the balconies with the Gothic style eagles. A truly unique and amazing experience!
 
The two Eagle Suites are not Timeshare Villas but they are nice Hotel rooms and are set up similar to a Timeshare (i.e. mini kitchen like the other units).

There are 84 Timeshare Units in the building plus the two Eagle Suites (which can also be routinely rented for cash). The two Eagle Suites are not part of the other 84 Timeshare Villas. In essence there are really 86 units in the building less the two Eagle Suites and that's how you come up with 84 Timeshare Villas sold to the public.

Back in 1997 the Custom House Villas were marketed by Marriott in the high teens and low $20's in order to purchase a week. Sadly, today they can be had on the resale market for as little as a dollar!

I ran into Mr. Marriott in the late 90's and we had a long discussion about the Custom House. He told me he would never do a project like that again. Reason being is that the Villas all become available to market for sale all at one time. Other projects he would build as he sold them (such as Grande Vista and Ocean Pointe) and were far more profitable for him.

When I purchased my units there (1998) the water side (eastern side) of the building had a direct view of the central artery highway. Today that central artery highway came down as it was buried during that massive project known as "the Big Dig". Today's views are far more pleasant, and it is far quieter to stay there! I believe the "Big Dig" started around 1991 and finished somewhere around 2007 (the largest Public Works project in history). Coincidentally I had the good luck (around year 2000) to be given a two hour underground tour during the excavation (which I always remember as they made me wear a hard hat). The Big Dig cost US Taxpayers a whopping $14.78 BILLION dollars!

The construction of the Big Dig was done so that someday a north -- south rail link "could be" constructed underground and it would connect North Station to South Station (but I doubt that will happen in my lifetime due to the costs involved).

Thanks for the back story. So, theoretically, a Custom House owner or timeshare guest shouldn't be assigned to one of the two Eagle Suites?
 
We stayed right under the clock one year with 5 windows facing the harbor. From the pictures it appears to be the floor above the Eagle suites. It was much bigger than any other room we had stayed in previously. We love Custom when we can get it for sure. Amazing staff and property.

Correct. Those are the Villas, just beneath the clock, with the Eagle Suites and balconies situated two floors below. One additional note about the Villas. They do have very high ceilings and therefore feel very spacious! Cannot go wrong with either. Just a fun and exciting surprise when your turn comes up! So great OP got both Villas on the same floor.
