This is a quick testimonial for WMcredits.net and Henri Moreau.

A few weeks ago I posted here asking for advice, I was trying to get rid of my late mother's Worldmark points and had tried for several months to sell them, give them away, etc. A fellow Tugger, @CO skier , messaged me and recommended I contact Henri Moreau, who has a business brokering Worldmark ownerships.

Henri is a go-getter and a man of his word. Within a couple of days, he had a buyer for my points, offering more than I expected to get for them. He has an inside connection to Worldmark which lets him move transfers through their process quickly. In my case, it turned out that the timeshare was in my late mom's trust, necessitating not one but TWO transfers to get to the buyer. (It had to transfer from the trust to me as an individual, then from me to the buyer.) Unbelievably, those two transfers were accomplished in less than three weeks, start to end. This would likely have taken 9+ months through the normal Worldmark process, and I'd have had to pay two or three more iterations of the quarterly maintenance fees.

I'm curious about why you had to transfer the ownership into your name. Couldn't you as an executor (I am assuming here) transfer the ownership directly from the trust to a buyer? I thought that the whole point of having your assets in a living trust was for ease of estate administration. I am just curious. Was it a Worldmark requirement perhaps, or maybe because you were using a broker?

Worldmark will not allow a transfer from a trust to anyone except the trustee (human) of the trust. I don't know why, but I know that Marriott has the same policy. So while there are a lot of great reasons to put assets in a trust, it does make things slightly more complicated when that thing is a timeshare.

Another reason NOT to put your timeshare in a trust is that once you are gone, your heirs are going to HAVE to find some way to get rid of the timeshare legitimately before they can close out the trust. If the trust is personally owned – meaning that it's part of the estate after death – and nobody wants it, then the estate could essentially walk away from it and force the developer to foreclose to get it back. That option doesn't really exist if the timeshare is owned by a trust: the trust could stop paying, and wait out a foreclosure, but it could take years, and in the meanwhile you can't legally terminate the trust because it still has assets (the timeshare.) So you have to keep filing tax returns, potentially and dealing with the hassle of having the trust in existence for much longer than you'd like to.

For my own timeshare ownerships, I have not put them into my trust. They aren't valuable enough to trigger the need for probate, and I think it will be easier to get rid of them outside of the trust.

My experience with a different eBay broker has been not nice. Started process in early December 2024 (>8 months ago). I still don't have the saved credits transferred yet :-(

We are in the official WM phase 2. It's was the beginning of Feb. when we started phase 1. After phase 1, Wyndham did transfer this years credits to our account but not last years. I asked if these older last year credits would expire before we get them and they said they would transfer after phase 2.

It is kind of nice that some one figured out how to cut the line but it also kind of pissed me off because we have been waiting for seven months and when I called I was told to expect another 45 days or more. I feel like I need to take legal actions at this point as this is total BS.

In my past experience the Only way it moves this fast is when Worldmark or Wyndham is the ultimate buyer

Henri said that he knows a way to fast track transfer with Worldmark (Wyndham). He just submitted transfer request to Worldmark this week and I should see the DocuSign in 3 weeks and it should be transferred out by end of the month.

I understand the frustration but I wish the broker I bought from did any of this legwork for me, after charging me the fees for 'buying' it. That is the whole point of the fee we pay a broker for buying to expedite things (vs getting a freebie from TSN etc). Was very disappointed with that eBay seller but very happy that Henri DOES the work as a broker.
A fee for expedited service, yes pls, as long as folks get that service...

I got a feeling to cut the line means you have to pay WM more instead of the $399 fee.
 
Henri said that he knows a way to fast track transfer with Worldmark (Wyndham). He just submitted transfer request to Worldmark this week and I should see the DocuSign in 3 weeks and it should be transferred out by end of the month.
Sounds like Worldmark is buying through a third party. I had 4 Wyndham deeds transfer in 4-5 using Wyndham's preferred broker. Preferred broker had to disclose a interest in third party that was purchasing from me. The third party then transferred to Wyndham hours after deed was recorded transferring from me to third party. Worldmark is a assignment and assumption and not deeded so it is hard to know for sure but 3-4 weeks to transfer is the tell that Worldmark/Wyndham is involved.

My ownership definitely transferred to another individual, not to Worldmark. I don’t think your theory is correct.

I don't think he has "preferential treatment" but rather I suspect that there is an unpublished quicker way to get transfers done which knowledgeable brokers can pay Wyndham for expedited transfers.
 
It's always the buyer who has to pay the transfer fee.
I previously paid the transfer fee on a transfer which did not successfully complete. I paid the fee on that one as the seller. I think it’s completely negotiable who pays the fee.

Worldmark and Wyndham have preferred resale brokers that are listed on Worldmark and Wyndham's websites. Certified Exit reps will also suggest you could contact their preferred resale brokers.

Glad he has it & wish I knew about it before I got stuck with an 'experienced' eBay seller who unfortunately has NOT been helpful at all. The only time I got a call from them was after I posted something here at TUG (& a Tugger, who shall remain nameless ratted me out to them). They were very rude & wanted me to 'take your bad review down'. Never felt more violated for my experience here at TUG. I love the HGVC forums where we openly share our journeys, the good, the bad & the not so good & wish it was that way here at WM forums of TUG... Not nice...
Glad Henri DOES have a quick path as a good broker; pay & get things done faster (unlike others who charge & don't do anything)..
