We have been trying to purchase a Vegas Marriott deeded week (not points) and each time Marriott exercises ROFR...we keep offering more on resale units but so far Marriott keeps buying them back. Anyone had any luck with a sale going through? Is Marriott buying everything and converting them to points?

How much are you offering and on what size unit? How many have you lost to ROFR?

The asking prices on Grand Chateau are still pretty low. https://www.redweek.com/resort/P5219-marriotts-grand-chateau/timeshare-resales?type=resales

Traditionally, people use Marriott in Las Vegas as traders. Perhaps MVC is trying to reduce that?

Look at Dioxide's ROFR data base. It'll give you an idea of the percentage of buyers who pass and what the winning offer was. There are some weird ones in there where someone fails and a day later someone at 1/3 of the price passes.

Marriott would not have started a points program if it didn't intend to ultimately make it all points. Weeks are just that much a better deal.

Marriott's resale department until recently had a page where you could search available inventory at resorts. While the prices are/were higher than normal third party sales, the deals often included rewards points or extra "trade" weeks. While that page is no longer available, since they advertise that they will sell your property for you (at a 40% commision), I would presume that they still have property to sell. And, they still sell "hybrid" packages (weeks and points), so there is some inventory. It's possible that they have decided to turn all acquired inventory into points, I suppose. Just another way to slowly deplete the inventory of weeks and to give access to points owners. I'd at least give them a call and ask what they might have at your resort. A few years ago, I picked up a week in Maui for about what was turning up on TUG and I got 100,000 rewards points.

We bought a deeded 2 bedroom gold season garden view at Surfwatch direct through Marriott a couple of years ago. I think we could have gotten it for a couple thousand less from a third party resale, but we decided to go the quick and easy route direct through Marriott. We want it specifically for Easter week every year and so far have been able to get that week in both '18 and again in '19. We got an extra 100,000 reward points and have the option to converting the week to rewards points every other year. While we may never do that, I like the option to do so. This was when they had the resale website. I'm sure if you call them, they'll have deeded weeks for sale. Good luck!
