Marriott BeachPlace Ongoing Train Wreck

Recently we had a salesman tell us MVC was getting ready to get rid of Beachplace Towers (which made my eyes roll). That plus reading this thread reminds me of a a Mark Twain quote. ‘The report of my death was an exaggeration.”
Sounds like there’s a lot of city work going on in the area contributing to the issues. BPT isn’t one of our favorites, but MVC hasn’t allowed resorts to get that bad and I find it hard to believe all the problems are the result of resort management.

We were at BPT last year and loved it. Great villas, views, and beach and a walk or short Uber/Lyft away is a world of good to great restaurants. But I accept that the immediate area may well have been better in the past...I just wasn't there to see it.

The quote that came to my mind from reading this thread and our experience at BPT is Yogi's, "Nobody goes there anymore. It’s too crowded".
 
All my South Floridia Reservations for late 2026 are at Marco Island
It would be my first choice but I don’t think my studio will ever pull 2 bedroom there. Good for you:)

Marco Island has some strange availability
There will be nothing available for a certain week
Check everyday
Suddenly several units become available for the week
I always count myself lucky when I get a unit or two for the week desired
I no longer rent out my reservations as the families are all at the age they want to come along
I am using points and not an exchange
 
I am in the minority but I really enjoyed Beachplace Towers. The views are fantastic. The weather is great. The beach is awesome. Tons of stuff in easy walking distance!

The only thing I don’t like about BPT is the small pool. I do wish they had made the pool deck larger or had a secondary rooftop pool like Vegas does or something.

Otherwise I just love the location and wouldn’t hesitate to visit again.
 
We stayed at Beach place Tower few months ago the parking garage is dizzying. We had a suite was expecting a one bedroom. But it was only a three day stay. We didn’t go to the beach, was windy one day and very hot the other two days. We just were visiting our son who lives nearby. I wrote a review on TUG.
 
I love Ocean Pointe myself (been there 20+ times) but you could argue the area(s) around it within walking distance are sketchier than around BPT. Riviera Beach has always been a disaster. That center down the block with the Johnny Longboats has seen so many restaurants and shops come and go over the years. And you probably don't want to be walking late at night around the Blue Heron Blvd. area on either side of the bridge. I remember back before the GPS days when they first opened the resort used to give you directions taking PGA Blvd. instead of Blue Heron even if you were coming from the south because they wanted you to avoid some of the neighborhoods on the way there from 95.
I've always avoided Blue Heron at night and that area is known to be dangerous. I watched a Forensic File episode about a poor woman who worked at the CVS just across the bridge who was murdered. It turned out that her husband was the murderer, but they lived in the area nearby. Ocean Pointe has there share of lounge chair hoarders and aggressive drivers and shopping at the area Costco could seem like dodgems at times. We prefer the West coast of Florida.
 
Comparing Ocean Pointe and Beach Place towers is like comparing apples to oranges. Totally different type of resorts. To me Ocean Pointe is a family destination for families with young children.. Beach Place Towers is not ideal for small children. I love them both, both has its pros and cons. Honestly, when I am on vacation I am not going to stress about elevators. You could have the same argument about Aruba Surf Club elevators. Parking can be a pain at both places. I honestly prefer the BPT parking, you know you will get a spot. At OP at times you need to park few buildings away.
 
We have been to Ocean pointe, Oceana Palms, and BeachPlace multiple times each. We are owners at Beachplace. (Of the three our favorite is actually Ocean Palms, mostly because they have the chairs on the beach and the elevators are great!) But both Oceana Palms and Beach place have miserable parking garage situations….

We feel they all have their pros and cons just like any set of resorts. We find ourselves going to Ocean pointe less and less, and appreciate what Beachplace has to offer as well as Oceana Palms.

If you don’t like BeachPlace, you don’t have to go. But there are many of us who enjoy our vacations while there, and others complaining won’t change our minds.🤷

Beachplace has free beach chairs on the beach now too! Which is a huge plus compared to Ocean Pointe.

Really? We knew they always had chairs you could sign out and take them to the beach. How does it work? (That’s great to know because we’re going there at least once a year now.)

They have contracted with the vendor on the beach. You just go down and give them your name and room # and they set you up with chairs. Umbrellas still need to be rented though. This started back in April/May 2024 I believe.

We rented umbrellas 2 days..the vendors on the beach were super nice and answered any questions we had…highly recommend.

Yes they negotiated a contract with the beach vendor. So instead of the chairs you checkout from the towel stand you can get chairs setup on the beach by the vendor!
 
I went to BPT twice for a full week about 20 years ago. Marriott described it as an urban location, and that is correct. It was a little surprising the first week, but I knew what was in store when I booked it again. I'd go back under certain conditions.
 
Has MVC ever killed a failing or failed resort? If so, what did they do with the existing owners? Are they smart enough to stop the reputational impacts on the Marriott name and system?

MVC did divest themselves of some properties on Hilton Head, South Carolina about 20 years ago. They also parted ways with two of the five buildings at Streamside at Vail, Colorado around the same time frame.

I'm not sure if you would classify them as failing or not, however they were smaller sized resorts.

Have you been to certain Marriott hotels? BPT is nowhere near the “reputational risk” that some of those are!
 
The mall at BeachPlace Towers, in my opinion, is ghetto-like. It seems to attract Broward County’s bottom feeders.
Don't most malls attract bottom feeders?

It is next door to a Ritz Carlton Hotel
The area going west is multimillion dollar homes

They could be getting the idea the area is not very nice
Well with inflation multimillion dollar homes don't mean as much now days... You have to get north of $10m before the neighborhood improves. /s

As noted, MVC has divested themselves of resorts. I'm told they did this on 2 occasions but I have nver seen documentation of the first reported event. This was said to be early on before I was a member and the other more recently as referenced above. On the first round I was told that MVC gave those who had bought directly from them resale were given the option of a comparable credit for a replacement, no such offer was tenured on the last round for those who had bought resale from MVC. I'm not 100% sure of the resorts on the first round even if the information was correct though I was given some information, everything I have has been verbal and you know how that goes so I cannot vouch for the validity of that information. MVC has threatened to exclude a few resorts though over the years. To my knowledge they did nothing to those members who had bought from them at the resorts excluded. I wouldn't be surprised if there were some back door deals along the way to avoid or settle lawsuits but I don't recall hearing of any. My first MVC purchase was HP from resale Sally but at the time I strongly considered Spicebush and Swallowtail. The separation of part of Vail, Spicebush, Swallowtail, the Saturday Villas and Longboat key was a messy affaire from what I saw.

The two resorts in South Carolina were Spicebush and Swallowtail on Sea Pine Plantation.

How could they really offer a comparable replacement unless the resort that was being dropped was completely closing down? I understand when they dropped the Vail and HHI properties, the owners just went with the property as they are deeded owners. They can't really relinquish ownership unless someone or some entity, like the HOA, is willing to take it.

If accurate I'd assume it'd be a relatively small # of units and they'd resell those taken back in some way likely working with the HOA. They had inventory to work from so their loss would be more on paper than in reality if they could move the units taken back.
 
I feel any vacation experience during college spring break and bike week could be an unpleasant vacation experience.

Spring break at Fort Lauderdale and BPT brings out thousands of young college students trying to relax and party for a few days. They want to chill. IMHO

The strip below BPT should be turn into a art gallery, the city welcome center or a city museum. LOL
