Waiting for ROFR on a VGF contract…

Well I felt like we could have gone either way on any more DVC purchases, but I had three resorts I was watching at specific target prices: BLT, Poly, and VGF. Our order of preference was BLT (because of lower purchase price, favorable points chart, proximity to MK, and a very functional studio layout), Poly (because I love the theming, dining/bars, proximity to TTC but I didn’t love that the only 1BRs are in the tower), and then GF (unfavorable points charts, worst transportation options of the three but I really like the room after the reno and we like quiet. I like the high end dining and spa options but Mr H not so much). In the end, we were “probably not” buying any more since we’re turbo saving for retirement now.

Anyway- I saw a VGF listing- loaded contract at my “BUY IT” price, right UY. It sold before I could make an offer. However I found a second one and made an offer. We settled on a slightly higher $/pt price but with a broker with lower closing costs (so total price within $100). Main difference is no points (or dues) until 2027, which actually suits us better. After we finish this year of Disney in Mar 2026, we don’t plan on visiting WDW again until Dec 2027.

So wish us ROFR luck on our 150pt Apr UY VGF contract @$150/pt! It’s a foreign seller so the broker says ROFR is unlikely. I’ve never heard that before but hope it’s true.

If we get through ROFR, we will own a total of 400 DVC points at HHI (25 pt), VGC (85 pt), BCV (50 pt), Copper Creek (90 pt), and VGF (150 pt).

The broker is right. DVC generally doesn’t take contracts from foreign sellers, probably because they don’t want to deal with FIRPTA, the tax on the seller’s proceeds that YOU are responsible for ensuring is paid to the IRS. Talk to your title company about it. If they handle DVC sales frequently, they’ll know exactly what to do, to relieve you of the burden.

This is but one reseller but some good info on ROFR. VGF has been one of the more active resorts for DVC. This report doesn’t identify loaded contracts but I suspect that is going to be the most attractive for DVC. Your offer with no points until 2027 along with a foreign seller hopefully means that it will be a ROFR pass for you.

 
@heathpack good luck with ROFR. We have never had a contract taken….not sure if it’s because we have a number of direct purchase contracts or we are just lucky. Although when we were selling SSR to direct purchase Riviera, it was ROFRd. Worked out for us, no loss. We just recently bought resale for a small Riviera contract. We really love it there, but it is a point sponge. So now we are 924 points total. BWV, BLT, RIV. We like one bedrooms. I’m good for one night in a studio. DH’s health is still an issue, but manageable for now. Drs think he will continue to improve but it’s a crapshoot. So frustrating…this is a guy who worked out 4 days a week, we rarely do fast food, our dinners and soups are always home made, no smoking and not big drinkers….only wine mostly. So we intend to enjoy our life, have longer trips to Disney and take a few more cruises….I think 2 more for me and I’m silver? 10 cruises. Then next one free dinner at Palo’s. Lol….it’s a silly goal, one our accountant would scratch his head at. But who cares? You only live once.
Grand Floridian is the only WDW DVC we have not stayed at. It is very beautiful. But I can’t get past the points chart. They do have the best restaurants …. and I cannot believe after all these years I never knew about Gasperillas counter service at GF. They have a great menu and high marks from the only blogger I subscribe to. Just this week he had a review…. I said to DH….how did we not know about this place? I will try to book a studio for one night before moving to a one bedroom at BLT.

Good luck. We are waiting on ROFR on SSR points. We love SSR. Our kids and grandkids like it, too.

Congratulations. We passed ROFR on November 4th. We closed on November 11th. Some folks on the Dis boards are seeing resale points load in 2 weeks or less right now. I hope our new points load that fast.

I'm assuming that's 2027 but fees will be due next year unless prepaid. Were they prepaid or did the seller compensate you directly? Even then you'll still pay dues in 2027 for points not received during the 2026 UY for the number of months prior to the UY starting since dues are paid by calendar year not UY.
 
Our SSR contract had banked points. We reimbursed the seller for 2025 dues.

Lol of course I meant 2027. Not paying dues for something I can’t use. Said it before but I think we are done for sure. Approaching the 1,000 point club without really meaning to. DVC gives us so much joy, and life is too short. Deeds are set up with DD. Hope she can swing the dues when we are gone. My hope is to outlive BWV contracts. Then she will only be stuck with BLT and RIV, all direct and/or grandfathered except the new add on. It would be terrible to have to be stuck staying at Riviera. 🤣🤣🤣
 
Said it before but I think we are done for sure...
I'm more or less in the same boat. Except I know that if DVC announces a Yacht Club Villas (or BCV II or BWV II) it will be very difficult to keep my wallet closed...;-)
 
Logically, we should be done. We are 2 people who don’t want to travel annually to WDW and own 350 points.

However, I am very tempted to sell our VGC contract to buy additional VGF or CCV points. Poly and BLT are not off the table but it would be nice to have a bigger bucket of points at one resort.

We’d clear around $20,000 selling VGC and could probably swap those 85 points for 150 +/- 30 points somewhere else.

Disadvantage is that we lose booking advantage at VGC (which we’ll rarely to never use) and it seems we can’t use our recently purchased CCV to book at Riveria (would be nice) or the Cabins at FW (probably wouldn’t) even though we are Blue Cards with our HHI and VGC contracts. Is that correct? Second disadvantage is more points = more MF.

Advantage is booking advantage at Florida resorts. We typically seek non-popular times to travel, so this is only really important during the first two weeks of Christmas. The other advantage of course is more points!

I recently decided to sell our VGC contract (it just passed ROFR). I bought it when it seemed likely we would get out to DL every other year or so...but life hasn't gone that way.

But the other reason I purchased that contract was that I had been thinking about buying at VGC for a couple of years and one day in January of 2019 Disney announced the new resale restrictions that prevented resale buyers from booking into new DVC resorts (if they hadn't entered into contract in about 10 days). So that day I made a full price offer for the most reasonably priced VGC contract on the market.

And while I was only been able to use the points once at VGC, each and every other time it's been at Riviera. Because for the most part BWV and BCV disappear at 7 months but Riviera villas hang around for a while after that (particularly the preferred villas). And much to my surprise over the past few years we've made a number of 'last minute' (read 3-5 months in advance) plans to visit WDW.
 
Not paying dues for something I can’t use.
What was your process for seller covering dues on the 12 months of 2026 plus the few months in 2027 in the 2026 UY?
 
Why do you need to know?
I was curious as to the process as it's a common issue with buying stripped contracts., not trying to pry. I thought it might help others.

For us, the closing company collects the money for 2026 dues from the seller and pays 2026 MF directly to Disney.

Thanks. Do you account for the second years fees that are applicable to the UY without points or do you just not worry about it because resale companies are generally clueless on the issue? Do you have a method of valuing the lost points since they are worth more than just the dues? Or valuing banked points since they may be difficult to use and thus have a reduced value?
 
@heathpack direct prices seem very high….we bought Riviera direct before it opened. When I see the resale prices (like what I just purchased) I think wow we paid a lot. But I’m sure it will creep back up like Poly did. Not that I care. DH’s prognosis is not so great. We will go to WDW as many times as possible….hopefully will get the kids/families to join us when schedules allow. And when the time comes, I’ll travel solo and stay in studios (we are spoiled and need 1 bedrooms). I get sad thinking about it.
Anyway, Maybe the new Lakeside Lodge will be something that would make you want to buy direct. I know how much you like wilderness lodge/copper creek. And yes, only your HHI and VGC blue cards will get you in Riviera. You could use HHI points for Riviera and then use your other resale points for HHI….although I know it’s tough to get what you want at favored times of year at HHI if you can’t do 11 months out.

@ljmiii Riviera still has not sold out….i fortunately am able to book at 11 months to get standard view…even those are pointy….as most of the newer resorts are. And the tower rooms are great point savers but one night is enough for us. Although we paid too much, no regrets. It is a soothing place to stay. And it does seem to have lots of availability.

We are getting 11 Apr 2025 UY points that the sellers paid MFs on. We structured our offer that way because they will probably transfer to us too late in their UY for us to be able to use them. If we are able to use them, they’ll be free for us.

Ha, we only have 25 HHI points!

I can’t see us buying direct at this point in our lives. I was extrapolating out some theoretical use scenarios and I realized we actually have a countable number of remaining trips before we move past that spry stage of life.

We like 1BRs too. But stretching points is an ingrained habit that’s hard to break. 😎
