I agree. I can't even believe it's viable with the rates it's had for the last few years. I would not be surprised if it ends up in a death spiral before long.

I understand there was a fire in one of the buildings. Hopefully they had enough insurance coverage and not needing to do a special assessment. I would like to see the detailed breakdown.

According to the MF database, the 3 BR lockoff has a special assessment of $484.16. That's for 2025 – I'm not sure whether the MFs coming out now are considered 2025 or 2026. 2026 I think, so that special assessment was for last year. Doesn't look like anyone has posted any 2026 numbers yet.
 
I think it would be useful to have a community wiki on every thread as the second post after the op, that users can update like slickdeals.net has on each of the threads.
 
Although the official statements are not yet out, from the annual meeting which I attended today:

This is a 0.4% ($11.43) increase over 2025

Operating expenses are budgeted lower for 2025 but the assessment for reserves went up, there is a major refurbishment coming in 2030 and they are starting to build up reserves to ensure that its costs are fully covered.

I don't think that functionality exists within Xenforo. Xenforo requires active moderation to update the initial post like you find with the MF threads for Marriott and Hilton.
 
Sheraton Vistana Resort (Fountains 2BR Annual)

2026 MF Total: $1316.52

This is 3% higher than last year based on my dad’s prior year bank credit card statement. We took it over earlier this year so we don’t have the online statement from the prior year.

Last year's MF was $5390, this year it is $6345 for a 3 bedroom lock-off. I believe the spiral started 2 years ago and only accelerating. in 2023, bad debt was about $250 per unit, this year its around $1000 per unit.
 
So, for SDO the every EOY is about 82.51 more expensive than annual? (when EOY is multiplied by 2 to equalize the number of uses)

I don't think so. The website isn't working for me, but I do have an EOY, and I think it's pretty much exactly the same for the EOY X 2 as an annual week.

The Premium one bedroom annual is: $1026.08
The Smaller one bedroom annual is: $872.18
Added together, that's $1,898.26

That to me is ridiculous.

No. Neither of my weeks is showing anything. I think they had a later annual meeting this year. But everything seems to be a lot slower than prior years in posting.

2026 MF for SDO 1,494.23.
EOY 2BR LO is $767 for 2026 so multiplying by 2 give $1524. So it’s closer to $40 more. But keep in mind that my EOY 2026 usage year is paid over 2 years (2025 and 2026) - so if I take what I paid for 2025+2026 I get almost $19 more expensive than an EY ($1512.96).

This seems reasonable to me since there is more overhead serving two EOY owners for a unit vs just one owner for an EY unit.

Is the due date not on the statement? I have Jan 5 on my SDO and Jan 12 for my two SVR statements.

I’ve been following the MVC MF thread and it does seem like they are in general having lower increases than VSE resorts in the same area. Will be interested to see where MOC ends up and if they see a similar increase to the WKORV properties.
