Congrats - you own multiple weeks on Maui! You posted on the 29JUL, are the points already in your account? I bought Hawaii HVC trust points and I’m still waiting for the points to drop into my account. I think the final paperwork went through 11JUN - so over 2 months.

FUN FACT: ROFR doesn’t exist with trust points - at least not in my case. I bought HI trust points which allows early access to some west coast HVC properties.

1. Yours is a very specific use case & you are a Centum HGVC Lord aka experienced buyer.
For all others, would highly recommend NOT buying Trust Points...
2. Had tagged you & @Jace to guide @JMoon re possibly swapping deeds (using the substantial equity he has from his 3 MBV deeds, to buy a retail MBV deed from HGVC for nominal cost and get HGVC Max Elite Status, as shared in other post. Again, entirely upto @JMoon if that makes sense or not, but thought I may suggest, as it would be an excellent value for nominal out of pocket cost. His 'equity' from his purchased deeds is likely North of 250k$ for these 3 MBV deeds & can likely get something similar for likely less than 10k retail...
3. Will let them answer re HGVC resale dept (likely ref to Grand Vacations Title, the Title/closing co, many brokers use for selling resale HGVC deeds)....

I did swap my resale purchases $26k 2px for 1bp and 2bp while in Maui. The value of that resale deed was $200k+
Did not get me to Premier+ but did get to Premier. My out
 
Buying through Diane. I went under contract on one and she mentioned that the seller had 2 more of the exact same deeds… the rest is history.

These are closing under 1 contract so I only have 1 transfer fee.

Thanks mountainboy. I am already a HGVC owner. I currently have a little over 62,000 points. 23k at Craig, a week 52 2 bdrm at Valdoro, and a 2 week (weeks 10 & 11) 1 deed at Sunrise.
Great deal. Can you confirm where you found this deal? Not sure who Diane is. Think I know who Judi is.
 
Can call them & ask them to look out for these, if you are interested, at the right price... Realizing it is a very opaque market and YMMV..

I'm going to respond to a couple comments here.

1) These came through Diane Nadeau. She is one of a handful of Brokers who Hilton refers owners to when they contact Hilton to sell/trade in their deeds. When I say that this came through the resale department, this is what I'm referring to. The owner contacted Hilton who referred them to Diane.

2) I originally went under contract on 1 deed for what I thought was a really good price (significantly less than what Diane was listing them for) when in casual conversation she said that the seller had 2 more weeks. I just offered a crazy low number for all 3 as a quick out for the seller, which they accepted. I was happy with the one week but figured I'd throw something at them to see if they would accept, I figured it doesn't hurt to ask and that the worst they could say is no. Point being, you have to ask, she isn't going to call you up and say I have a crazy deal for you.

3) I have been communicating with Michael Greggo, a remote sales executive for HGV, on trading in and upgrading my status within HGV. He is not at a location and therefore not attempting to sell you deeds at a specific location. Also, every call is recorded and 90% of communication is through email (meaning he isn't going to tell you something that isn't true). First, I was told by Michael that under no uncertain circumstances can HGV turn resale deeds into "original purchase deeds" that count towards your status. I was at an OU in Hawaii and they absolutely told me that if I bought trust points that in doing so they could "clean" my resale deeds and add them to my status - verified that this is 100% untrue. I can however trade in my resale deeds at the original purchase price and pay todays price to upgrade. That said, every location and every deed has a minimum dollar amount that is required to be spent on any upgrade. IE: if I wanted to upgrade to a 3 bdrm Platinum in Maui I would have to come out of pocket $100,000 regardless of what I'm trading in. This is an attempt to keep people from buying a number of resale at a low dollar and trading in for "free". You can also only trade in 1 deed per deed that you are acquiring with a few exceptions.

4) Just so everyone knows, you cannot trade in Trust Points. If you need more you can just buy more in any denomination. This is one of the reasons why there is little to no value in them on the resale market.

There isn't a minimum dollar amount. Each property/sales person basically makes up their own rules. NYC and Hawaii tend to tell people there is a $25k minimum. Not true. There are plenty of examples where people have upgraded for less. They have offered to take our resale Blvd plus $7k to get in Max at Premier+.

I have never traded (nor intend to), so not the best to comment here but can let the HGVC Gurus review this offline with you to explore (if you are interested).
Agree re Trust Points having practically NO resale value (+ High MFs) and excellent advice to stay away from them (except highly skilled focused for very narrow focus).

@HuskerATL, I think that @JMoon is giving the latest HGV policy on resale deeds. I know that several of us (you and me, and several others) have been told during an OUs that HGV could count our resale deeds towards a higher tier level. But per what happened to @h2oflyboy, I don't think that they can no longer.

I know that we certainly don't plan on upgrading, but I would need a senior manager level or vp level letter on counting my resale deeds in order to get HgvMax Centum+ tier level.

I was offered 4,000 Hawaii trust points for $10k (after an original offer of $9/point) in an OU at Kaanapali in July where they would clean all my resale deeds and add them to my status. When I related this to Michael he informed me that that was factually untrue and that it cannot be done. Maybe at one point it was possible??? If anyone has a contact that helped with this process please let me know separately as I would like to explore that option.

I’ve had some private conversations with @h2oflyboy and sounds like he was offered the world and led down a path of lies.

But it can be done. I am not sure though. There are plenty of folks, in the FB groups, that have received offers and I know a person who traded in several deeds to get Centum.

I think the sales folks will say whatever they want to push a sale and what I have noticed there is a range of knowledge by the sales folks. Plus, I think it is pretty standard to get a "VP" approval for non-standard deals.

Comments below directly from Michael. We were looking at a couple options to move up into:

We currently don't have any 3bedroom Plus units at Maui Bay Villas. I do have a few 2-bedroom PH (38,400). The purchase price is $279,990 with $55k minimum spend. Dues are $3,521. When you purchase a Penthouse at the Quin, you get a fixed week that's guaranteed. Depending on the week, prices range from $190k - $250k. It's a $50k minimum spend and you have to spend at least 150% of what you're trading in. For instance, if what you're trading in is $120k in equity, you have to spend at least $60k. Dues on the Studio PH are $2,393.

Go stay at Orlando and do a sales meeting. I bet they will give you an offer to trade in your deeds.

Orlando is a regional HQ so often approvals from other properties come to Orlando for approval.

With this purchase my total points are a little over 120,000. I’m all ears on how to get to Centrum+. I’m happy to trade in some of my deeds but I’m also not spending $50-60k to get there. I’m not on FB so any insight is appreciated.

Asked the question and here is one response:

Last weekend in nyc it initially started at $155k.

Came down to $33k for 8,000 pts eoy. They wanted my deed that I paid $11k for and was going to $15k towards the $33k.

And that rolled all other resale deeds to increase his status? Of my 120,000 points, 23k are from HGV. If I can roll 100,000 and become Centeum+ with a $18k investment I’m in.

It is all HGV, since that is the umbrella company. Are you saying 23k from HGVClub and then the rest from The Club?
