Change to Redweek process and all those extra fees... And not in a good way.... [MERGED]

Yes. The whole Redweek "online booking process" which necessarily includes the verification process as well as the online booking procedure must take so much time that they need at least 21 days.

I have in the past had a last minute change that necessitated my attempt to rent the week out via Redweek. And I saw no such banner. But, in that case, I didn't do the V&P route.

And in the past when I did the V&P route, I saw no such banner because my ad was placed many months before the check-in date.

So I personally don't know if that banner always arose in the past if someone were to have tried both (1) the V&P route and (2) check-in date within 21 days, but mauiwowie's post above seems to suggest that is a change. But maybe he/she was always a DIY renter in the past.
I can't say for sure that the 21 days is new because I have rarely done a V&P. The reason I believe it's new is that I have a listing that I accidentally paid for verification when I was paying for another listing. When I tried to modify the dates for that listing, I got a pop up saying something like "the check in date needs to be 5 (7?) days later than today". Then I attempted to place a new ad and got the 21 day banner. Doesn't make sense why the existing ad only needs 5-7 days but new ads need 21 for the same process.

I'm figuring that they are realizing that they can't keep up now that they've changed all new ads to "full service"
 
They only removed the ability to post float weeks around 2 weeks ago. It could be new but going forward unless they change that won't be an option.
Crazy. They got in before the change. Now they have six months to make exchanges and rent them. It's really quite disgusting. The number of points needed for a 2 bedroom in lowest season is 209 for a week. No one rents DVC that cheaply. I hope SS gets caught, but they won't.
 
Redweek has gone wild with new banners that arise depending on what information you provide when you want to post an ad. You're 100% right with the "within 21 days" prohibition as I encountered the following brand new banner:

Sorry, we can't take rentals within 21 days of check-in

I'm not sure I understand the reason behind that one. Perhaps a tacit admission that their online booking process takes forever? :)
And the verify process takes a bit of time as well.
 
I still have a few active Ads on Redweek, but I can no longer access them. This is the response I got when I asked why:

We did just change our posting edit options, and the only changes that we can accommodate on the remaining Do-It-Yourself rental postings are price changes. We understand that many of our owners may want to edit posting dates. However, this is no longer an option.
What a Scam! This means that Redweek is forcing out DIY Ad owners, even before their current Ads expire.

I’m not really worried about it. I’ve gotten my money for many years now. And I’m close enough to go use the week itself if it happens. And I would be due 100% of the rental if the renter cancels at the last minute.

Redweeks rental agreement re cancellation:

  • 4. Cancellations
    Renter and Owner agree to the following Cancellation Policy once RedWeek issues the Confirmation: If Renter cancels at least 65 prior to check-in, 50% of the total rental amount will be paid to the owner as a cancellation penalty, less agreed-upon fees. For cancellations less than 65 days prior to check-in, the penalty is 100% less fees.
    • 4.1. Any challenges or withdrawal of the Rent Payment are strictly prohibited per section 3.4 and will result in a cancellation of the reservation and cancellation penalties and fees will apply. RedWeek will pursue collection of these funds through all available means, including collection agency and/or legal proceedings, and maintains the right to report the unpaid debt to credit agencies.
    • 4.2. If the Owner modifies the reservation after Confirmation or neglects responsibilities required to maintain the reservation, resulting in the Unit being unavailable for Renter during the Rental Period, Owner shall be liable for any and all costs and damages incurred by the Renter and/or RedWeek for securing re-accommodation.
    • 4.3. All check-in and cancellation dates will use Pacific Time, regardless of the time zone of Owner, Renter, or Resort.
    • 4.4. All cancellations must be completed through RedWeek.com. Cancellations completed through any other channel will result in a 100% cancellation penalty.
    • 4.5. If transportation or other services are canceled by the seller of travel, all sums paid to the seller of travel for services not performed in accordance with the contract between the seller of travel and the purchaser will be refunded within thirty days of receiving the funds from the vendor with whom the services were arranged, or if the funds were not sent to the vendor, the funds shall be returned within fourteen days after cancellation by the seller of travel to the purchaser unless the purchaser requests the seller of travel to apply the money to another travel product and/or date.
I was paid in full. Friday July 25 renter check-in date, digitally paid July 29th, confirmed in bank account August 1st.
 
For what it's worth, I often put my part of my Maui Ocean club lock-off for rent through MauiResortRentals.com They charge a hefty percentage of 25% but handle everything the marketing, guest info, payment, tax filings etc. They only thing I need to do is make a reservation and change the guest name once they have a renter interested.
I too am getting fed up with Redweek and have been looking for alternatives to rent my weeks. I’ve had no success renting with Koala or Vacation Candy. I own 4 weeks at Maui Ocean Club and sometimes lock off to rent. Have you found Maui Resort Rentals successful in renting your weeks? If they charge 25%, are you taking a significant haircut in your net revenue?
 
Redweek now won’t allow rentals of less than 14 days before check in. We’ve literally only ever rented our unit within 14 days of check-in.

A prior post indicated it was 21 days. Did they extend the amount of time you have to post an ad? I also thought they cancelled verified and protected listings a few days before checkin?

They have rented all but 1 of my weeks. [So like 19 sucesses for 1 failure]. The one that didn't rent was a sunday to sunday time frame end of March, aka not a popular date. I suspect the 25% is a significant haircut so-to-speak, but I prefer to not have to do work.
 
Looks like "edit" button is gone again, meaning, if a listing at a resort does not rent, and the listing has not expired, you can no longer modify the listing for a different unit at the same resort.

I posted ad on TUG and then linked back to it from Facebook Vistana groups with a view photo from the VOI deck from a recent visit. I now have several full price offers - many which came through TUG channels. Contract in escrow. Thank you TUG!

I suspect most of us are pretty happy with Redweek's services. Does any other provider really compete head-to-head with them on price, service, reach and ease of use?

I can forgive them for removing some of the options that were easily abused.

I placed 7 full-service rental listings for 2026 this morning and haven't seen anything better than what they offer.

First was increasing the price for ads. Next was eliminating all ads that where not either Verified or Verified & Protected. I normally use a verified ad a for resort rental with a specific date and once rented, just change the date for that resort for another week I have. Now you can only place an ad using verified and protected and the only change allowed once posted is editing the price. This is true for all ads already in the system no matter how the ad was placed.

Redweek charges 59 for ad, 99 to the owner upon successful renter. The renter pays a service fee of almost 10% of the rental price. In locations like HHI, they collect a renters tax paid by the renter. My main go to for renting my units is my rolodex but Redweek is a great go to. Now with the changes, I will try to avoid Redweek using FB groups that are for rentals along with groups that are resort focused.
 
I rented another unit today on Redweek V/P.
