I've never heard of this outfit. Can you provide some details? For instance:

1) How did you come to hear of them?

2) What are they offering to do for you?

3) What are you hoping to accomplish by using them?

If you can answer these questions, we TUGgers might be able to help you avoid potential scams as well as accomplish your goal(s) for less money than using various TS services.

Here is a description of the company:
"Timeshare Nation is a company that aggregates the available timeshares from trade in companies that support timeshare resort sales. Think of how you buy a car - you trade in your old car as equity towards the purchase of a new car. The auto dealer then sells your old car to another buyer. That is how the timeshare industry now works. BUT there is a big issue. The resort that received the trade in does not have the ability to resell the old timeshare…nor would they want to because it is more than likely a competing property.

This is were we come in. We have the infrastructure and online reach to be able to find new owners for these timeshares. Everything is free because the most important thing is that someone pays the maintenance fee. Being an owner yourself you know how resorts need the maintenance paid. Therefore, we get paid by the trade in companies to find people such as yourself that are willing to take over the responsibility of the timeshare."

They had an ad in either TUG or Redweek for the week I want, though I can't find it now. They also have a website and the unit is listed there as well. They have a unit at a resort that I would like. No money would be changing hands, so I do not see a downside, but I am not the sharpest tool in the shed. It is for a fixed week at a particular resort (RCI exchange). Free- just take over maintenance fees starting in 2016. Can use in 2015. Seller pays all fees and closing costs. They use a realty company called Duncan Realty in Florida. Timeshare Nation have a website I believe as well. Their phone number is Texas. They only have like 10 listings at any given time.

Also- the rep w emailed me the following:

"•An Offer Letter will be drafted on your behalf showing that you are offering $0 for the timeshare. It will also say that you acknowledge that you will be responsible for the maintenance fees starting in 2016.
•You will sign it, scan it, and send it to me along with a copy of the ID of the owner.
•The trade in company will process the offer and send everything to the Closing Agent (Duncan Realty and Escrow). You will work with them to finish the transfer (all fees are covered already)."

I found a Nations Timeshare web site but no TimeshareNation web site.

TimeshareNation has recent postings on TUG under...

They have a strange zip code..77500
They could be in Cancun, Mexico., or Chelies, France, or Palm Desert, CA and a couple more places.

It's Galveston, Texas

Weird. Well, what are the potential pitfalls in this?
 
So I just heard from them again after I questioned the quoted low maintenance fee and the rep said he just got a copy of the deed and estoppel and I was correct- the maintenance fees are higher than he published.
I think he had originally quoted a MF for a one bedroom instead of a two. This is a 2 bedroom.What is a estoppel?

He is applying a little pressure because he claims he has another person interested as well. He said these free time shares go fast. Supposedly because I was the first inquiry he wants to give me the opportunity first. ;)
 
An estoppel is document that you should always request from the management company, before you buy, to verify what you are buying. It should be from the resort's management company - not the seller/closing company - they may "request" it, but they should not "write" it.

Ok. Well, he said he "received" the deed and estoppel so I assume he did get it from the mgmt co. I did speak with the management co- they said they never heard of timeshare nation, but they did hear of Duncan Realty and had spoken to a person there and they did say the unit was available. But they didn't know much else. Just explained what they would do on their end. So- does anyone feel this is legit? I don't understand the whole thing...
 
It doesn't matter what they told you, you need to actually SEE the estoppel, and verify it yourself.

No. epcmart said Timeshare Nation had ads posted under Bargain Basements in the TUG Marketplace. I did not see any of their ads, which is why I asked, meaning which ones 'case I don't see them.
 
Any Ad for Sale that is listed as less than $500 automatically lists in both the Bargain Basement and regular Timeshare for Sale in the Tug Marketplace. I saw about 8-10 listed last Friday from Timeshare Nation.

Well, when I click on your links it takes me to the Bargain Basement page but not the individual ad. I do see ads from another company called "timeshare locators". Doesn't matter. I am working someone from Timeshare Nation to acquire a unit/week. Their listings do not require any fees to be paid by the buyer- no transfer fees or closing costs. Maintenance fees have to be paid by the seller in order for the transfer to occur. This means I should get this years stay TOTALLY free because I will start paying maintenance fees in 2016.

Despite the description on the web site, I don't really understand the business model of this kind of company, but I guess I don't need to. As long as I get the deed, that is all that matters. No money is coming from my end. I checked into a few other things with the resort and it should work out hopefully.:)
