I received a "final notice" which was actually a first notice stating that I have a post due balance of $34.xx. Nothing is listed under late fee or any other explanation. As far as I was concerned, my annual maintenance fees were completely paid. There was no other bill. I emailed the address listed asking for an explanation, etc. in order to have something in writing. There has been no response in three business days, so far.

I'm a Weeks owner at Orlando International. Weeks members are not allowed in the Club - no access to account information online in their website. Has anyone seen this notice from Wyndham?

Where is the "intent to rent" part? That would be really bizarre with a balance due of $34.

I would guess "intent to rent" is on the part of the resort, who may intend to rent a fixed interval that it believes is delinquent in its fees (no matter how small the delinquency, apparently).

OP, I would probably call the resort directly. Wyndham's current payment system for points owners is occasionally flaky, but I'm not even sure if fixed weeks at legacy resorts are tied to that system. But the resort should know the status of your account.

I guess. It's in his subject line, but not in the post itself.

"I emailed the address listed". Why not call the place directly?
