HGVC Points & 2BRL - oil & water or oil & vinegar?

On the web I see listings for weeks HGVC properties listed for example as:

2BR Lockout - Red Season - Floating Week - 7000 Points
or
2BR Lockout - Platinum Season - Floating Week - 7000 Points
or
2BR - Red Season - Floating Week - Points N/A

Today I was told by a broker that:

"All weeks at the HGVC at the Flamingo are points system based and the 2BR Lockout does not apply as it is the points that determine if you can exchange a 2BR week for two 1 week stays at another resort and it has nothing to do with the fact that the 2BR week has a lock-out ability."

If this is correct, then why then are some ads listed as POINTS - N/A?
Why do people mention the Lock-out feature if it is not applicable?
Why mention Red Season if it is Platinum, Gold or Silver that applies?

How is a NEWBIE like me supposed to make sense of this and get the information I need to try to make a reasonably sound purchase decision?

Also if anyone has any advice on how the different HGVC properties compare for value and trading power I would certainly appreciate that also.

One more thing: Does HGVC offer a rental service for owners whereby owners can get actual money and if so how does it work and is it worhtwhile?

The real reason that you see ads which are so bad, is that the person selling doesn't have a clue!

Sometimes the owner is having someone else sell their unit and sometimes they just don't know what they own. Sometimes they word their ad to talk to newbies buying. The point thing may be a reference to HGVC pts and when it says pts N/A it maybe referring to RCI points. SO this ad "2BR - Red Season - Floating Week - Points N/A" may be talking about RCI season and RCI points.

The lockout feature maybe something which you might be interested in knowning if you want to travel with another couple. So you can "lock them out" but has nothing to do with the unit you purchased.


All true HGVC ( may not true for affiliates) are sold as a location, unit size and season. All fees are based on these factors. HGVC also assigns HGVC points based on unit size and season. These points allow you to make internal HGVC reservations to other HGVC resorts, seasons and unit sizes. Other TS owners can use RCI points to make exchanges into HGVC, but HGVC owners don't use RCI points.
