Wyndham says they will cover your maintenance fees by renting out your points on a 60/40 split. Is this true?

If it was true, it could help out people who don't have consistent annual income and might have a year where they can't afford their maintenance fees I suppose.
How on earth could it help out someone who is expecting not to be able to afford their MF, to spend thousands upfront (down the drain), just to have even more MF?

I guess this is why salespeople use this argument, because people fall for it.

Has anyone had Wyndham tell you they could cover your maintenance fees by finding renters to use your unused points? Wyndham is telling me that if I buy more points, I’ll have access to more options, and then they can start renting those points out for me at a 60/40 split to easily cover my maintenance fees.

I can’t find any information on any of their web sites explaining how they find renters for you.
I have attended two presentations in the last four months and was given this pitch. The first one dragged on for over three or four hours and I did sign a contract for 200,000 new points. Allegedly, the new contract would generate additional points equal to my use year points (possibly once my regular points were used for bookings). Those additional or special points could be used to make additional bookings to be rented through Travel Share with the 60/40 split. The salesman said he would make Travel Share bookings for me for the first three years and these booking would generate very high rental dollars. He claimed he was very adept at this. After I got home, and without several sales people pushing on me, I was able to think this deal through and to check some of the claims. First, I concluded there was no way the salesman would book for me for three years. How could he do this when he had a lot of customers to which he had offered this same deal? Second, I have used Travel Share before to use left over points for rentals. And I investigated it some more to check out some of the salesman's claims. Travel Share is legitimate but there is no guarantee that the rental will be made. Third, availability of reservations for high demand resorts that could generate high rental fees, would be hard to get. Check out Oceanside. I didn't see any really high priced rentals on Travel Share rental site. Fourth, I realized it would take a LOT of time and energy to search for, reserve, and transfer booking to Travel Share to generate a hefty amount of maintenance fees. I rescinded.

The second presentation was an obvious follow up to my recission. This time they said I would get cash for my normal bookings. Supposedly to cover my maintenance fees. But they never really said that specifically. I never heard how much cash. I told them I had to get a copy of the contract and have several days to decide what to do. I said this three times forcefully when they said they didn't or couldn't do that. I said that was no way to do business. I was quickly shown the door.

Good for you for researching and rescinding. Salespeople shouldn't be showing you the door, you should be slamming it behind you after they lie to make a sale. They are unscrupulous.

Nonetheless, as much as I despise Wyndham's sales' practices, I am thrilled to say that our beloved Hono Koa on Maui will be managed by Wyndham and it will be updated and perhaps we will see $$$ savings on our high MF's.

I basically have a love-hate relationship with Wyndham. :)

I think we all do - it's far from just you Cindy. We all really dislike the Sales & Marketing practices and experiences, while enjoying Wyndham's operations business at the same time. I envy those who are on the DNS/DNC lists from the good old days, since they never have to deal with the Sales & Marketing folks like most of the rest of us (yourself not included IIRC).

I consider being shoved out the door to be a major success. ALWAYS . . . . , when I tell the sales people I have to leave and they need to end the discussion they manage to come up with all kinds of stall routines that prevent me from getting my participation gift and getting out. Once I ended up yelling at a really obnoxious sales guy that wouldn't quit in front of all the other couples getting solicited. That only got me a little quicker to the door.

Fortunately Wyndham gives you the gift ahead of the sales update nowadays - that's been the case since 2022 timeframe during the pandemic when that switch was made. No need to wait to get the gift, at least at the Wyndham resorts when booking as an owner - not sure if this is the case if you're booking using any non-owner based method such as RCI, WR points, bonus time, etc. Agreed that if you get loud - they want to exit you quickly from the public area where most folks are all sitting at separate but adjacent tables.

My experience around this has been extremely inconsistent and varies from Resort to resort, and even visit to visit within the same resort.

Ocean Walk does theirs after, Bonnet Creek depends on how they feel like doing it that day, Ocean Blvd does it before, Williamsburg (GG) is afterwards most of the time, but not every time. It's all over the place. The layout of most of the sales centers is set up that your movement is from the waiting room, into the "group video", then to the individual one on one area, then the "gift desk" is usually on the way out of the facility.

It's definitely not any sort of consistent rule that they have to gift before you sit.

I also dislike Wyndham Corporate as of last summer, but agree, the operations folks are aces.

Pretty sure at TOTG it was after the presentation in June. I believe NOLA and Newport were before.

Went to a presentation a couple of days ago at Long Wharf in Newport, RI., mostly because the "concierge" was very pleasant.

The presentation had two common, recognizable features. First (FOMO), we were asked if we brought the IPO. Me: What IPO? Him: About the Spinnaker acquisition. Second, seeing we are all Club Wyndham Select, he started pushing Access, mostly saying CWA is why it is more difficult to get upgrades than it used to be.

We were committed to forty-five minutes, stayed for seventy-five at which point I got up and left. Wife stayed for a couple of minutes more so she could get her licks in.

AmEx card was for $150, received before the presentation.

Ouch, only $150? And you stayed an extra half hour. Brutal.

Oor experience at Governor's Green was we got the gift prior, but it was at the sales center. Some companies, Marriott notably, pre-gifts. They give you the gift at the time you sign up for the presentation. If you no show, they have your card on file and charge you the full (and inflated) value of the gift.

We did a presentation a TOTG in late May and were given the gift as soon as we arrived at the check-in desk for the sales update. We did not attend a sales update at Newport - and the last update we attended at OTA was before the sales update - I haven't not received a gift up front ahead of the sales update in over two years now across every resort we've been to over that time period. We always use our native Wyndham timeshare points. I suspect if you use WR points, or RCI, or any other method of booking other than native timeshare points, then you won't get the gift up front in comparison, but IDK for sure.

Nope. Regular Wyndham points. Gifted on the way out.

People ask me how I could dislike Wyndham and be excited, even ecstatic, that management is taking on the Soleil-managed properties on Maui. I can separate the quality of the management from the sharks in sales and upper management.

@chapjim They didn't say anything about Maui? Maybe because you live East?

We drove to Hono Koa and Sands of Kahana to see if there are any signs that Wyndham is present and saw nothing anywhere, not a solitary blue sign, to indicate the changeover. I guess it's going to be gradual.

Ok, i'm at Cypress Palms for the next almost week and did an update this morning.

Gift presentation occurred afterwards.

Update was pleasant, no hard sale at all. We had a nice conversation.

Got an instant upgrade from a 1BR Suite to a 1BR Deluxe Lockoff, which is the highest tier room type they have here. I'm not entirely convinced they gave me a DELUXE lockoff though. A Deluxe lockoff is supposed to be a 1BR Deluxe and 1BR Standard, and this room is a 1BR Deluxe and 1BR Suite. Not a huge deal, the room is recently renovated, and we don't need the double kitchen, so i'm fine.

Interesting - I wonder aloud if Wyndham is starting to backpedal on the gifting up front policy - adding this as a question for my next Wyndham meeting.

Like I said, it's very inconsistent, even at the same resort. Ocean Walk always does it after, Bonnet Creek usually does it after, but not always. The last two times i've been there it was after. I distinctly remember because they have all these "color palate tiles" near the gifting desk, like I guess some people want to buy the paint colors they use at BC?

It's definitely been "after" more than "before" lately, in the last year or so. It seemed like for a while they were making a concerted effort to do it before, but not lately. At least for me.

Ask yourself… If Wyndham could reliably do this, why on earth would they be in the business of selling points?
Good question. My wife just signed us up. The woman says we can opt out at any time. What's the harm in trying it out?

My wife called Wyndham Owner Services to make a change in our personal information. I don't get it; It wasn't a sales call. Still, the rep sold my wife on Vacation Share. Why would Owner's Services be signing up for rentals if they aren't making a sale. Any thoughts?

At one of the "updates" I went to some time back, they were positioning Vacation Share as one of those thing that you "unlocked" with a purchase. Like Travel Up.

I don't rent, so none of that nonsense matters to me, but was that a lie too? Is it just available now?

When they get to this part of the (usually WorldMark) group presentation, I update the updater that "At this time, Club Wyndham, WorldMark by Wyndham, and Margaritaville Vacation Club by Wyndham owners with active member accounts are eligible to list on VacationShare."

They disbelieve me (of course).

Any owner can use Vacationshare. I created an account a couple of years ago when I first heard about it.

I read somewhere that Wyndham bought Soleil Management which has properties in Hawaii, Las Vegas and Orlando. Does anyone know if Wyndham will make any offers to owners of Soleil Management timeshares?
