Wyndham says they will cover your maintenance fees by renting out your points on a 60/40 split. Is this true?

Has anyone had Wyndham tell you they could cover your maintenance fees by finding renters to use your unused points? Wyndham is telling me that if I buy more points, I’ll have access to more options, and then they can start renting those points out for me at a 60/40 split to easily cover my maintenance fees.

I can’t find any information on any of their web sites explaining how they find renters for you.

This is a horrible program and one of the many lies Wyndumb Sales tells you to try and sell Points. As you buy more Points your Maintenance Fees go up. Even if you were able to rent out all your Points thru Wyndumb you would never pay all your Maintenance Fees. Plus you could not travel. Also there is no guarantee they would be able to rent out your Points nor for how much. Doesn't this sound like "commercial activity" which you are forbidden to do on your own.

I have heard them say it, I asked them why since they restrict resale, they deny it. It is a total lie!

@geist1223 is 100% correct they are lying through their teeth.

They are selling you on this, while actively doing everything they can to prevent the exact system they are describing.

Wyndham has instituted strict limitations on Guest Certificates to target "mega-renters." Owners are now severely restricted on how many Guest Certificates they can issue during peak holidays, blackout dates, and at high-traffic resorts.

(link from above) https://www.go-koala.com/timeshareb...ng,,counting on rental revenue to cover costs.

The ultimate trap of this pitch is that buying more points directly increases your maintenance fees. You take on a larger permanent financial liability in exchange for access to a rental market that is already completely saturated. Even if an owner manages all the rentals themselves on third-party sites, the income rarely breaks even with the initial buy-in cost and the ever-climbing annual maintenance fees.

They actually said we’d have to say the points were for pleasure only, and not mention that your new “Wyndham Ambassador” would be helping rent your points for a profit. A lie of omission for sure.

This has come up a couple of times in this forum. It is usually something the sales people tell people they are trying to convince to buy more points. The program actually exists but it doesn't accomplish the lies that the sales team is telling you. RUN.

Thanks Travelingman1, good link.

extremely common lie told by salespeople across this industry.

Why would this be a good idea even if possible? Covering your MF does not cover all of your costs.

Even if it covered your costs, why buy something just to try and break even?

Also, you don't have to buy new points to try this - any Club Wyndham owner can register for Vacationshare and try their hand at it. (I've registered but not tried my hand, just because the terms are so unfavorable to the owner and the ability to check on the status of one's rental submission requires calling and lots of hold time). And your "Ambassador" will not help you.

Thanks paxsarah, That’s what I was thinking, I tried to get those details out of them, but they said they would call in about 2 weeks (there were 4 of them in on it). Ah, like right after the rescind period would be over?

Can they put it in writing? If not it's just more sales bull****

We could not even have a copy of the notes he kept writing down for us… after he said he’d copy it for us.
I had a sales person (not Wyndham) chew me out a few years ago for taking a photo of his scratch pad notes saying they were private! :D

Yeah, you know it isn't true... nothing a salesman ever says passes the smell test

It’s all a scam. We added more points recently and the “salesman”
Told us he makes $8000 a year renting point but then “could not talk about it”. Gave us some ideas off line what to do. Let me tell you so far everything he told us they want 40/60 split. No way am I giving someone else money. Better off trying to rent them to family and friends. And vacation share is a joke the fact that it is run by Wyndham and that they take that much from us is stealing.
They get enough money from us all when we buy points. This last guy was good he said he was a church going pastor and had integrity. Wow is all I can say.

Ask yourself… If Wyndham could reliably do this, why on earth would they be in the business of selling points?

You added more points? Through Wyndham direct? Did you consider rescinding and how much did you pay? What made the offer enticing.

And Wyndham wouldn't be splitting 60/40 or 40/60.

They will split it on terms not so favorable to what you were lead to believe.

About the only upside to rentals using EH/VS is that you won't ever receive a cease-and-desist letter by doing so - but they take a huge chunk in the process that makes renting to cover MFs pretty challenging IMHO and the process itself leaves a lot to be desired (such as only partially using what was submitted and you lose out on what's not actually rented by Wyndham).

If it was true, it could help out people who don't have consistent annual income and might have a year where they can't afford their maintenance fees I suppose.

That's basically the intended purpose, or the only purpose that would make sense in real-world usage - there's a year you happen to be unable to do timeshare travel, so you try to make back your maintenance fees on some points rather than pushing them forward to a future year or to RCI.

But that's not how salespeople are selling it - they're saying buy more points in order to rent them out, then cover more of your maintenance fees than just the points you used for the rental. And they're implying that you have to buy more points to even get access to Vacationshare, which isn't true. Any owner can use Vacationshare with the points they already have and see how unfavorable the terms are to owners already.
