Thanksgiving week in 2013. Friday to Friday rental.
Great view of the intercoastal waterway.

Yes this a 2 bedroom. The maintenance fees are payed yearly at $475.00.
The unit is on the pool side, good view of the intercoatal waterway and
you can also see the ocean!

Are the total annual costs $475 or is that just the maintenance fee? I had heard Wyndham nickles and dimes their owners with dozens of little fees that add up to a large annual obligation. Can you provide some more detail? Thank you.

This is a Fixed Deeded Week and unit. It is NOT part of the Wyndham points system. Hence, the MFs are 1/2 each year with usage only 1 year out of two in the ODD year. Next usage is 2013.


No cleaning fee (HK fee), no reservation system fee, no FREE RCI membership, no guest certificate fee, no changing the date or unit with depositing with an external exchange company.

Hope this answers your questions. I too own Fixed Deeded Weeks at Wyndham Santa Barbara. :)

We can get a paid RCI membership seperately, right?
And if we exchange with any exchange company, that doesn't have any catches EXCEPT that the date & unit remain the same, I understand from what you said above. Anything else you can enlighten on this will be appreciated.

Yes, you can pay for a membership into RCI. As this is a every other year ownership, you might be better to trade with an independant exchange company (which charges NO membership fee).

I would call SFX, Trading Places, and DAE to see IF they would take. Depositing as far in advance as you can would increase chances of getting the trade you would like. You most likely would have to prepay the 2013 MFs also.

I would take this unit except that my sister threatens to put me in a timeshare twelve step program if I purchase any more timeshares. We were at the sister resort accross the street and both are nice. Funtime :)

Thanks Linda for answering some the questions. I don't check back everyday.
This is a great unit. My Dad is staying this week and he says the weather is great and enjoying the view of the intercoastal waterway. We would love to keep this but we have kids in school and we just don't have that much time over the holidays.
Another point is that the staff is exceptional at this resort! They are super friendly and willing to go out of their way to help. Which in this day and time is a great plus.
If their are any other questions about this resort I will be gald to help anwer if i can.

What is the unit number? 10 or 03 and which floor do you own.

03 units face due South and overlook the pool.Decent view of the intercoastal waterway; ocean views from the balcony.

10 units are the northeast cornor of the building. Those open and all glass cornor dining room makes using the dining table more popular than watching the LCD Flat screen TVs. There are some views of the ocean.

Very nice high floor. Lots of sun. 2 nice balconies - one off the living room and the other off the MBR.

Hope someone takes this - great time of the year - Thanksgiving Week. Was in the area just last week and it was 80 with no humility and sunny. Spent 3 days in/at the pools working on relaxing.
