Wyndham Resorts - Does it matter where you buy?

Since you can use Wyndham points at any of the resorts, does it matter where the timeshare you purchase is located? Are fees higher for Florida properties than they would be in maybe Tennessee or Missouri for the same amount of points? Are all points equal no matter where the deed is held? This is probably a silly question...sorry! Thanks!

Wyndham Points are not Wyndham Points, this is a well discussed topic on numerous treads. Some re-sellers make a big deal on E-Bay and elsewhere on this topic. There overlapping usage rights between various programs and resorts.

Not silly..at least the question is not silly...Wyndhams point points system may be

A point is a point when used within 10 months of a check in date

Where a point is based makes a difference for advanced reservations 13 to 10 months ahead of check in

However not all points are created equal. Points are symbolic of an interest in real property, ie they are based on what you own

Some points are tied to a particular week in a particular unit at a particular resort. Other points are tied to an undefined interest at a particular resort and still other points are based on a pool of weeks from several resorts

Also consider some resorts (generally the newer ones) require more points to reserve a week than other resorts (generally the older ones)...This point inflation can result can make the points at one resort cheaper to own than points from another

Where that makes a difference in in the maintenance fees you have to pay. I own one block of points where my mf is $5.70 per 1000 points, another where the mf is $4.80/1000 points and still another where the mf is $5.40/1000. This happens because the different resorts have different operating budgets...some cost more to operate than others

In my opinion points are points, in their use, but points from one resort can be cheaper to own than points from another

and yes it does matter where you buy..the lower the mf the higher your purchase price will be. and if you need Advanced Reservation Priority at one resort, you should buy there

Some resorts also require more points because of location..ie Myrtle Beach, Destin, San Francisco and Hawaii. I am sure there are others.

As said above, first determine whether you need ARP at a particular resort, If you do, purchase points at that resort. Also, if you need ARP, read-up on the difference in ARP privileges between UDI and converted fixed weeks.

If you don't need to be able to ARP a particular resort, you should look for stable, lower fee resorts. The forums.atozed.com website (which has been off-line due to technical issues) has some good resources that show maintenance fee history across the many Wyndham Resorts
