Does this sound about right?

I have two reservations for July 1-5 at different resorts in the Resort Closures column on the Resort Updates page. Both reservations from are July 1-5 where the Accepting New Reservations dates are July 5 and 6. I would expect both to be canceled by Wyndham a week or so before check-in regardless of whether the owner or a guest is the traveler.

Another reservation from July 2-5 at a resort with an Accepting New Reservations date of June 15 can be retained. Presumably, I would be able to check-in but a guest would be canceled if the resort needs to do so to achieve the desired occupancy level.

Check and see if Wyndham Holidays is renting at those resorts. If they are you shouldn't have a problem at those resorts. If they can rent, so should you be able to. That is unless the fix is in, which Wyndham does from time to time.

It's all about priorities. I expect Wyndham would cancel my guest before it cancels one of its Extra Holidays guests.

Like I posted earlier. Its not always about the owners and more about Wyndham's bottom line.

Where exactly do you find this page? Since I find no page with that heading or drop down

I agree that your July 1-5 reservations would both be cancelled since they are before the resorts accepting new reservations dates.

I still am not certain about your July 2-5 reservation.

I know the second Q&A question would lead one to believe that occupancy limits could result in owner cancellations but does this still apply after the accepting new reservations date?

My uncertainty about this is in regards to what is the difference between the phased opening date and accepting new reservation date?

Is the difference that during the phased opening dates period the occupancy limits are enforced and as of the accepting new reservation dates the occupancy limits no longer apply? If this is the case then everything would be back to normal and thus no guest confirmations will be cancelled.

Or is it that from the phased opening date to the accepting new reservation date owner reservations can be cancelled and after the accepting new reservations date owner reservations will not be cancelled but guest reservations can still be cancelled. If this is the case then the occupancy limits could not still apply because a resort could get to 100% with just owner reservations.

Guess I am just not certain what is different from the phased opening date and after the accepting new reservations date?

you would think it would be a little easier to find, as it is 2 or 3 clicks to access it.

Me, too! That's why I posed the questions. There is at least one, maybe two. more categories that Wyndham is vague about. My answer was along the line of who was likely to get canceled -- an owner or a guest (or both if check-in is before the phased opening date or, for resorts still closed, before the accepting new reservations date}.

I had a reservation at Bonnet Creek, intended for a guest but the guest backed out after finding out most of the resort amenities would not be available. Check-in was after the phased opening date and the reservation still had my name on it. Check-in was less than fifteen days away. I called a VC and was told if I canceled the reservation, I would lose the points. So, I registered the guest, had the guest confirmation emailed to myself, and two days later Wyndham canceled the reservation. Points and guest certificate were returned to my account.

I thought the penalty free cancellation period - up to 24 hours before your check in - was extended to June 30 systemwide.

That's what I thought, too. I started to cancel on-line and got the warning about losing points. I almost clicked through it but thought I'd call just in case.
