Wyndham Rented 4 days, I was supposed to get 60%, I only got 50%

I am new at renting my timeshare. I actually use one of them regularly. This time, we could not use the Wyndham timeshare in Florida. I tried to rent it out on Redweek (it's not on the points system, very old resort Sea Gardens, 1 bedroom), that did not work. So, as a last resort I allowed Wyndham's Extra Holidays to rent it. I signed the form, agreed to give them 40% for the week after July 4th (not the best but still not a bad week, it's JULY), and heard nothing--until today. I receive an email that they rented out 4 of the 7 days at $141.75, for a gross of $567.00. I was charged $56.70 for "General fees and Commission" and another $226.80 for EH Commission. My total $283.50, exactly HALF of the rental.
My questions are: (1) what are 'general fees and commission' and how do they differ from the EH commission? (2) How do I know it was rented for 4 days instead of 5 or 6 or 7? (3) What should I do differently next time, IF I use Wyndham to rent which I more than likely will not?

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
If they rent it to more than one person- either 1 night and 3 or 2 and 2, etc they take the extra cleaning fee out of the rental amount.

I know several people who still use Extra Holidays, but over time most seem to have a similar disappointing story. The biggest consistent complaint is that you have no control over what will be rented.. You can have a week booked at full points and they may only rent the weekend..

You are better off renting on your own or using a broker to rent for you ;).. Redweek is a good venue, but price low for that reservation.. Summer in South Florida is ok but not really prime. Winter and spring have much better demand. Price at your m. fees and be willing consider any offer that comes close. Even if you rented on your own for $500, you'd have done better than dealing with Wyndham's rental arm.

I agree. I am reluctant to rent on my own because of the liabilities involved. I would be held completely responsible if someone trashed the place. Then court costs .......

It is extremely rare for guests to do intentional damage to timeshare rentals. In fact, in all my years on TUG, I have never heard of a single incident.

Sometimes there might be a small accident (one owner had a guest whose child threw up on a bed spread) or they might be messy, but nothing major.

I have done many, many rentals and I only once had an extra messy guest, and the resort charged the extra cleaning fee to the guest's credit card.

The risk is very minor - especially if you vet your guests. I don't rent to guests under 25 or the "spring break crowd."

That is good knowledge to have and a good rule to enforce. Thanks for the knowledge.
