Wyndham National Harbor Ownership

Can anyone let me know what their opinion is of owning a 105,000 annual contract at Wyndham National Harbor resort. I Can purchase one for $800 closing costs included in purchase price

In my opinion I would not buy it. 105000 points is a 1 bedroom at a limited number of resorts. I would not pay a dollar for it.

It's a smaller contract. That's okay. It depends what you want to do with it? Travel in non peak times, a few nights in prime season? With 105K you could get a nice 1 bedroom for a week at Disney or go to Mexico in a 1 or 2 bedroom? There are many choices with RCI and Wyndham.

You can credit pool future use year points to go somewhere that requires more points.

Wyndham National Harbor has one of the lowest maintenance fees around.

Look at the Club Wyndham Plus Member's directory and decide if the point charts work for where you want to go?

That many points will not get you much at National Harbor. You can get larger point packages for a lot less if all you are looking for is points because points are points. If you are looking for APR at National Harbor then look for a larger National Harbor deed or look at CWA points. National Harbor is a nice resort, but it's point pricy to stay there.

According to their profile, they already own other Wyndham points.

I think it makes an OK add-on contract because of the maintenance fee rate; I would probably take it if I were looking to add points and planned to keep it more than 5 years.

I'd buy it. It has one of the cheaper MF's you'll find in the Wyndham system.

it's a fair price in the current environment. I own two small wyndham contracts with low MF, one of which is national harbor. Very happy with the low purchase costs and diversification this provides.

I've just received my national harbor proposed 2016 budget, which shows MF increasing 4.99% from 3.75 to 3.94
