Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

I had 2 fairfield glade contracts that I elected to go through bankruptcy and NOT convert to more points. the FG contract MF was removed from 2026 charges in January. I have received 2026 prepaid MF refund last month & now my account has been updated to show NO more FG contracts in 2026 or beyond.

so i guess, only remaining question will be if there are bankruptcy sale proceeds after that transaction closes.. does anyone know that status of the bankruptcy sale or know where to find info on that?

THANKS YA'LL
I called FFG a couple weeks ago because originally they said I would be receiving my 2026 prepaid maintenance fees at the end of January. They have now said, "You are owed (They quoted the correct amount), but we don't know when it will be paid.

Then today, I get information about the bankruptcy cases filed by the timeshare associations.

Did anyone else get this AND what am I to do with this. This is for Laurel Ridge. I did not convert to the new points opportunity and am willing to jsut let it go provided I get my pre-paid maintenance fees returned. Any thoughts?

For the first time in a long time, I got a popup on my account (website, not a phone app) that there's still time to take advantage of the swap. Just an FYI for the group.

I got an email from Wyndham AGAIN yesterday that there's still time to take advantage of the swap!! (only TS I owned was Bay Voyage) How many times do they need to hear NO???

#14 Club Wyndham Pagosa is now "Property Bid Status - Property Auction Complete"

The Town of Pagosa Springs was the stalking horse bid for each of the three developments. The stalking horse bid of $4.905,472 was the winning bid for the 32-unit (two-bedroom lockoffs) at Village Pointe Condominiums

Only one other bidder for the other two properties, so the Town of Pagosa Springs is the backup bidder for Elk Run Condominiums and Masters Place condominiums.

We are in the poconos this week, we are at Exploria, for our first visit since Wyndham Shawnee closed. We are driving around and found some units in Ridgetop that are privately owned. Does anyone know how many units are still privately owned in the different sections, I know some are in Fairways.

$153,000 each condo. I would bet those would each sell for $300K or more in that area.

What do you think, just an opinion, that the city would want with those units? Is the city going into the apartment leasing business?

I think the city, like most cities in resort areas, are in the affordable workforce housing business. So that teachers, police, nurses, firemen, etc can actually afford to live in the cities where they work.

If this was a big city, those would instantly be section 8 housing projects. The more politically correct term these days is "Affordable Housing".

This will mix GREAT with people on vacation...

Thats certainly an enlightened view. More like that will make us an even more contentious community.

Which begs the question, "Why were there no other bidders for that lakefront property?"

Read the article I linked for a direct answer from the Town Manager.

Don’t confuse the writer with any facts- he already has all the answers.

As I recall, Ridge Top and Fairways are the only ones with "full interval" owners who own the place. The ones in Ridge Top are plainly marked and have a different name (which escapes me). I only walked through Fairways once or twice and don't recall any distinction.

Could you tell if the ones in Ridge Top were still occupied?

Just hit Delete. It's only an email.

Ridge top is still occupied - source I own a unit :)

Pardon in advance if this has already been asked - but what options were the whole owners given as part of this process? Are you under NDA or can you comment?

Nothing really. We were given the option to continue the amenities if we self funded, but our community voted against it likely due to how expensive it would have been.

There was also the option to surrender our unit to the timeshare pot and just get a larger portion of the proceeds (the equivalent of 52 weeks), but based on the projection of the sale it would have been like giving a whole house away for like 40k which makes absolutely no sense when the houses go for ~275k (Zillow estimate)

We are all just waiting to see what happens with the bankruptcy and sale to see if we get buyouts, or what the new community will look like once the new owners take over. We are just as in the dark as others unfortunately.

Thanks for the info. They were occupied and the parking at Ridgetop was well marked. I believe a couple of those in Fairways are also occupied. I really miss being at Wyndham. Exploria is okay but not next to the Shawnee Inn.

I am still hoping to buy a unit in Fairways.

The local yokals already didn't like mixing with the timeshare owners. One of the Shawnee groups I was in on Facebook got super uppity about timeshare news after the news came out summer of 2025 that they made a new separate group and kicked people out that kept talking about the timeshare.

I was checking the Omni site for more resorts, as one does, and while there were no new resorts there was this (sorry it’s technically off topic but it was news to me!):

"The league said Saudi Arabia's Public Investment Fund, which announced in April that it would no longer fund the breakaway circuit"

And

"In a news release, LIV Golf said it is seeking recognition of its U.S. Chapter 11 proceedings in England and Wales to "preserve the value of its international assets and operations."

LoL... what "assets" does LIV have? They were almost completely subsidized by the Saudi's and i'm guessing certain recent world events have made them realize this was a stupid money pit.

Anyway, this doesn't have anything to do with the topic
