Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

I've heard mention of this "ADA compliance" stuff at updates as reasons why they closed some of the resorts.

What is the story here? Is there some new law that a certain number of units per timeshare location must be ADA compliant by a certain date?

I know there were at least some ADA accessible units at every Wyndham resort, even the ones which closed.

I kind of thought that was another sales lie.

At Shawnee, they also said the "community center" needed ADA upgrades. If this is true, how did they get away without doing them for so long? In California, filing ADA lawsuits has become a cottage industry... which has allowed many lawyers to buy many nice little cottages.
 

My apologies if this particular link has already been posted here and I missed it. I stumbled upon a page specifically directed at the impacted owners specifically about the swap process. It’s far more succinct and has a clearer call to action than the original more comprehensive “resort refresh” info page. I think I’m going to end up posting it a lot in the Facebook groups when there’s confusion about the swap.
 
One issue could possibly be having to connect individual electric and water meters to each unit... not to mention mailboxes and stuff. I doubt it is a case of the local municipality not wanting them converted, but more likely lots of code and zoning requirements making it even more expensive to convert.
or worried about more students if they are overloaded now
 
A smart thing may have been for William and Mary to buy it, and make it grad / family student dorms. My university had "family housing" that was mainly utilized by medical students, doctoral students and research fellows that tended to have families. They were very similar in size to these units. That would make the water and power issue moot.

I don't really know if W&M has a similar use case or not.

That page reads like something they could be emailing to affected owners now (the ones who have been ignoring or not receiving the prior emails up to this point), but I don't actually know that.

Well, when you call into Wyndham, their recorded message still identifies them at "Wyndham vacation ownership" and tells you to go to www.myclubwyndham.com, so you know how up to date their stuff is

That would be a wonderful use of that property. It's really such a nice location.
 
Glade owner here; the return of our pre-paid 2026 maintenance fees came through--11 payments posted on the same day in early June. No explanation or head's up attached. Just money on the account. Which is fair I suppose. Also, I am no longer able to log into my Wyndham account. When I try I get an error message with a phone number to call. Since we were a 1-contract family I guess we are officially "out" of the timeshare community now but old habits die hard. I plan to still stick around and who knows, may decide to jump back in at some future time. I'm definitely planning to stay around long enough to hear the end of the resolution story of all these well-loved resorts.
 
I called FFGlade a couple weeks ago because I had not gotten my prepaid maintenance fees for 1 of my contracts (The other 2 I had deposited in RCI.) They said the checks would e out gy the end of June. I haven't seen anything yet!!
I also got a letter and email this week from Wyndham wanting my decision on whether to take the swap. I had done the already. Called anyway and they recorded my answer with a case number. They asked why and I told them my reason....age, not traveling as much etc. She didn't try to persuade me to reconsider.
Then RCI called me today and wondered if I wanted to deposit a week that "was available to deposit." I said I couldn't because of the bankruptcy. She didn't know about that.
Glad you got your reimbursement...I'll be patient, I guess.
 

fwiw - Just as a signpost on this 5,600 post journey, the Pagosa Mountain Meadows Club Wyndham units, which went through a less tortuous journey than bankruptcy at the end of 2024 ...


are now selling on the market for $525,000 (not that the ex-owners of Club Wyndham Mountain Meadows, including Wyndham, will benefit from this).


At least $150,000 overpriced for what you get, even considering the bottom to roof renovation, but that is just imo. Time will tell. (And you know I will keep you posted over time ;))



And just sayin' what a premonition last July 12th, 2025 (Day 2 of this thread) about Wyndham's power to close resorts
This is definitely not to imply that this will be the path for any resorts listed in this thread. It is just to confirm that, with enough votes, Wyndham *can* close a resort.



Wyndham had enough voting power, surrendered by owners over at least 10 years, to close Elk Run, Masters Place and Village Pointe (a fairly large HOA) at Club Wyndham Pagosa on December 31, 2025.

fwiw - TNL stock 52-week low was last July 7, 2025 (concurrent with the resort closing "rumors" on TUG in this thread on July 10, 2025) and closed at $75.51 last Friday -- 35% higher than a year ago -- certainly not a negative development.

Being a curious insomniac with nothing better to do than benefit a limited TUG audience, I thought to run some numbers.

I can stay full-time 52 weeks per year in a fully furnished 1 bedroom condo at Wyndham Pagosa Springs for 296,000 WorldMark credits (Much less in a 1 BR suite with a full size refrigerator). My weighted ownership costs are $0.096/credit equals 296,000 x $0.096 = $28,416/year for EVERYTHING! -- (monthly) housekeeping, internet, cable TV (not that great at Wyndham Pagosa), a/c and other utilities, trash collection, etc. -- everything. $28,416/12=$2,368/month.

I buy a Mountain Meadows condo for $525,000 with nothing down (no "down costs" using my WorldMark ownership at Wyndham Pagosa, and ignoring the substantial "mortgage insurance" costs on a 30-year mortgage) -- $3,318/month PLUS all the "incidentals" like furniture, Utilities (heating in the winter is a killer), internet/cable, etc.

Sure, the Mountain Meadows unit is a 2 bedroom versus my WorldMark 1 bedroom, but c'mon! $1,000/month savings versus a mortgage, and all the $100s/month "incidentals"? Plus, what are the HOA dues on that $525k condo ownership?

The 2 bedroom purchase price would have to be about $325,000 ($2,055/month, amortized at current 6.5% mortgage rates- plus additional furniture and monthly expenses) to be anywhere near competitive with just booking reservations with WorldMark.

I'm a little surprised that it came out that low. But I have to believe your numbers.

I did a little research a couple years back on a couple different individuals who lived full time in timeshares through Wyndham and their costs in maintenance fees for the points they had ended up being in the ~$50,000 range. They used a combination of Wyndham and RCI and stayed at many different locations vs you staying in one spot.

For what it's worth also, some states have laws about non-residents staying in hotels longer than a certain amount of consecutive days, even if it's on different reservations. I'm not sure if Colorado has such a law, or if it would be enforced. But Florida definitely does and it IS enforced.

That being said, that $2368 figure is slightly more than I pay for my mortgage/taxes/insurance/utilities for my 4BR 3BA new construction (2024) home and considerably more than I paid for my previous (built 1986) home.

Does everybody have this? On Facebook I saw some posts from Atlanta owners and possibly CWA, and I figured it was pushed out to the correct owners and then inadvertently to those other groups. I hadn't seen it on my account, but today I scrolled down in my dashboard and apparently I have it too (none of my resorts are among the closed ones). People are understandably confused by it.

If it's going out to everybody, then the language needs to change from "review your offer" to "check to see if your resort is one of the affected locations." If it's going out selectively but also in error to some unaffected groups, they need to fix it.

I don't currently see this on my dashboard page. I did have repeated issues attempting to login this morning however - kept getting an error - still getting the same pop-up error periodically when switching around to view different pages after login as well.

Guess not enough people were taking Wyndham up on their "generous, not something they needed to do" swap offer, so in true well communicated fashion, they just pushed this out to everyone without any further explication.

Yeah. Ultimately the reason these resorts are closing is that Wyn has too much inventory, especially the least desireable kind (CWA). The more of it they get into fee paying hands and out of their hands the happier they'll be, I suspect.

It'll be interesting. If they don't get much takeup on the swap I do think they'll do another round, even though this was probably intended as a "rip off the bandaid" and do them all at once type plan.

I would be they would like everyone to be on CWA, despite the sales pitch of you need one more than the other.
