Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

Interesting to see KBV listing on the Hilco site, because the consensus was that its issues wouldn't have it be treated the same as the others. I also noted there was absolutely *no mention* of the extensive construction remediation issues needed at the resort, and that it will basically be a teardown. How is that even legal?!?
 
Sure, except that all of the others are listed as former timeshare resort inventory and this one is listed as "a redevelopment opportunity." That's probably not an accident. Plus, they mention that qualified buyers will have access to due diligence materials after signing an NDA, and presumably that contains quuite a bit more information, including any legally required disclosures.
 
Those would make great apartments or condos...
If I recall correctly, closet and cupboard space is lacking in Patriots' Place units, as it is in most timeshare units. Other than that, I agree.

On the other hand, the lack of elevators should be less of a problem for full-time owners than it is for timeshare occupants. A full-time owner, once moved in, is not schlepping luggage/coolers/etc. in and out like a timeshare occupant does. After the initial move-in, it's mostly groceries.

I stayed there many times and from what I saw, all or at least the vast majority of the units were "capable" of being 2BR LO units, although there were a few units which were 2BR Deluxe LO which were two 1BR Deluxe units side by side which could be booked as one unit as a lock off. These had two full kitchens. But most were just the regular LockOff with the 1BR Deluxe and 1BR Suite or studio. You would think that they would all be sold as 2BR units, but I suppose those 2BR DLX LO could be sold two stand alone 1BR units. There may have been some, very few, studio units which were not lockout capable. I don't know, I never stayed in a studio or saw one. I just know they showed up on the booking page occasionally and if it did, it was a cheap booking to upgrade from.

But those studios and 1BR Suite units had partial kitchens, so I was thinking they would just remove the mini kitchen from them and make that one large bedroom. I don't know that the suites and studios could be sold by themselves in a market like Williamsburg.

Regarding elevators, none of the units were more than 2 floors, so that's a non-issue for an apartment/condo.

Just because Wyndham is using the same national commercial real estate company to sell off KBV doesn't conflate the actions specific to KBV with those tracked in this thread, just to be clear. If Wyndham has a preferred relationship with Hilco, it's certainly expected that they would use this same company for the listing services and sale process for any/all resorts in scope for exit.
 
That also means without expenses, each week owner of a unit gets $2481. But, I am sure expenses for the lawyers, bankrupcy, sales folks, etc. were a lot, so I don' tthink people will be seeing much. Thoughts from the crowd?

Think about it.

Wyndham owns more intervals than rest of us combined and is not likely to pee away its own money. In addition, there is a bankruptcy judge that must approve everything.

I don't expect to get much but I do believe that winding up the resort's affairs will be done properly.

As a formal OIRC owner.. this is what I am waiting to see.... While I also feel it will be done properly... Every dollar Wyndham charges for management, legal, etc... is one less dollar they have to split with other owners.. If they charge a large fee to handle the final sale.. they will lose their piece as owner... but instead they get the entire fee in their pocket.. It will be interesting to see how this plays out.. Also Dezer owns the large mall around the corner.. OIRC is so small... possible apartments for their staff? Thoughts!
 
What you say may be right, but there may be a tax advantage of "paying their wholly owned subcontractors" vs paying themselves "proceeds from sale of property".

For what it's worth, we aren't getting much. Which is fine. I'll take the MF savings at this point. And there's no way we will ever know. I can't even track down my MF rebate and no one knows anything. What is the president's email again. Folks here usually have success emailing him, correct? I really don't want to search the forums for his email, so please if someone is going to respond, please do so with his address and not the "search the forums" line we all like to throw out. Thanks.

I'm interested in this email address too, I have been fighting owner care for about a month over points I was not awareded this use year from a resale I bought.

They aren't flat out telling me no yet, but they are "still investigating". This should be pretty cut and dry because I have screenshots from the owner showing the points were intact.

I did notice that contract numbers apparently change when you transfer them. The contract number on the estoppel, all the transfer paperwork and the owners screenshots are different from what it shows up in my owner portal. The points for all future use years are intact and correct, but I want those points...

With this 50% off sale, I could be using the hell out of them

I am trying to track down the answer to my question, but I haven't gotten anywhere with the Wyndham call centers. I am an owner a Fairfield Glade, which, as you know, has declared bankruptcy. I am trying to figure out if I am entitled to a refund of prepaid maintenance fees, and if so, an approximate date and amount that I can expect those. I called your dedicated customer service line for the bankruptcy process and also the finance office, and neither had any answers for me. I sent the email below, and have not yet heard back. Any clarity you can provide, would be greatly appreciated.

Getting on my soap box for a minute...

It really bugs me that every time we call Wyndham now, we get outsourced call takers in the Philippines. Even if you call the VIP line. This used to almost guarantee that you got an American that seemed to know what they are doing.

Now seemingly every call is routed abroad, even "first line at owner care" seems to be outsourced.

How a multi-billion dollar company cannot afford to pay Americans to do quality work speaks volumes. This is symptomatic of the typical current American business mindset of "follow each other on the race to the bottom" mentality

I don't care where my call goes, I just hope it would go to some place that knows the answer to my question.

There was no language barrier I was facing, it was more of the fact that no one knows what is going on, and everything is shrouded in secrecy. Just pointing out that dealing with Wyndham through this has been harder than dealing with the NYS DMV.

To be clear, I don't care where the call goes either, but based on my interactions with outsourced support, it's obvious that there is a huge drop-off in knowledge and abilities.

To think that if you get rid of people with vast instiutional knowledge and context of how or why things should work, and you replace them with someone reading a flow chart... that things are the way they are.

I'm not picking on the Philippines, for that matter it could be India, or Bangladesh, or Finland, or East St Louis... the drop-off in level of support is drastic in the last few years

"Wholly owned contractors?" Hilco and K&L Gates? Are you kidding, Troy?

Hilton Global is privately owned and has annual revenue of about $400 million. K&L Gates has annual revenue about $1.4 billion.

Not just them, but the people spending resources at the resorts right now. Didn't someone post some documents a while back about Patriots Place and the crazy money being spent there seemingly without oversight? Even the bankruptcy judge called BS on it.

Sounds like the HOA at Patriots' Place got out of hand. Shame on them and shame on the bankruptcy judge for letting the excessive spending happen and for letting it persist. As was suggested in a related post, a possible move would be to re-file under Chapter 7 (a liquidation).

What does that have to do with "wholly owned contractors?" And, what does it have to do with Wyndham corporate?
 
I guess this is another way to bleed the bank accounts dry. I filled out the form that Wyndham sent out previously that indicated I didn't want to swap points and yet somehow that internet form didn't capture that information :)

I don't think related to any of my emails, but I got an email today from the Paymus (or whatever the applicaiton they use for MF payments) that I am getting three equal refunds and then a fourth for a total of something liek $850 back to the credit card on file. I'll take it. Of course it comes with no information, so if I am just your run of the mill owner, I have no idea what all this is for and why, but glad it is going through, and glad I am getting some money back in this process. At least the refund covers my MFs for the next two to three months.
 
FF Glade owner here. Today I received 9 full months, and one partial month of MFs refunded to my CC, out of the blue. How they came up with 9 and 1/3rd months of MF to refund, no idea. But I'll take it, I guess.

Also received the letter posted above, again offering the CWA swap. Filed it in the garbage.
 
So much for that 30 deadline to accept the swap, LOL! They must have a lot more unsold inventory still....even after they got rid of all of the excess inventory represented by the closed resorts.
