i'm new to wyndham so bare with me but can you please tell me what does "season annual ending" mean? is there a week specify to this TS? also how much is the transfer fee?

Its the "Anniversary Date". Many accounts use year starts on 1/1 and end 12/31 so you have to use your points in that year. In this case its 4/1 to 3/31. On 4/1 you will have your annual 154k points and it sounds like he/she has 154k points which will expire on 3/31 not sure though.

Correct. I have 154000 expiring on 3/31 but they can be banked for future use. Another 154000 will be available on 4/1. I will pay the transfer fee in full plus 1/2 of any additional closing fees. I will also pay the monthly maint fee for 2 mos after closing.

Buying a re-sale unit will not do it with the purchase. The VIP eligable points are for new sales or sometimes where Wyndham offers to take a unit back in return for a new purchase.
