I am still waiting on a Wyndham purchase from this past October to close... Silly me thinking it might be fast :)

I have the recorded deed, closing company sent me a copy and indicated it would be in Wyndham's hands tomorrow... I know I can expect at least another 4-6 weeks for Wyndham to process, correct?

My contract has me taking over MF this month (2/14) -- Would it help at all if I tried to call Wyndham with "I am really wanting to pay the MF and avoid getting behind, but really need this processed so I can insure the funds I pay are properly applied" or something like that? Or am I simply barking up the wrong tree and just going to have to wait it out :)

Yes, I am impatient and just trying to find any shortcuts to getting this thing done -- my recent CMV purchase 30 days ago is closer to being done than this Wyndham one is :)

If this was from last October and you just got the deed, this sounds like a E-Bay purchase. I would absolutly send the deed to Wyndham Title. Also, I would call Wyndham Financial Servcies and see who they are showing as being responsable for the maintance fees owed. You may be in for a period of time or longer where you pay maintance fees and the seller or seller agents gets the use. You may want to post the name of the closing company as a warning to others. Are they licensed in the State the Resort is located in?

How do I go about sending my deed directly to Wyndham myself? Any suggestions on follow-up? I really don't want to send my MF to anyone other than Wyndham if I can help it, I would prefer it be posted to my account directly.. The closing company has been very reliable in communicating back to me...

I assume that you already know that Wyndham now charges a $299 "transfer fee" to process any such ownership change. Even if (and after) Wyndham has a copy of the recorded deed, ain't nuthin' gonna happen until they also have their required $299 firmly in hand...

Give Wyndham Title a call and confirm they have received the closing fees. Call Wyndham Financial. If you want to pay the Maintance Fees on the account, they will not provide information on the account but would take your credit card number to pay outstanding fees. I did this for transfers of some timeshares from an Estate to me while the problems with the transfer were worked out. I am not sure that this is wise until you are sure the closing company has, in fact, paid the transfer fee. If this was a October beging date for the transfer process, Wyndham should have had the transfer fee paid from them a long time ago. Wish you luck. Send the deed to Wyndham Title.

It was not stated or clear from any of the preceding posts that the transfer fee was already "on the table". Nonetheless, my point was (and remains) that until Wyndham has that transfer fee in their possession, sending a copy of a recorded deed alone would / will be of no particular help or benefit to you at all.

I have personally posted this Wyndham Title Services phone contact info here on TUG in very recent months within another thread, so you should be able to easily retrieve that post right now if you don't want to wait for a reply from someone else.... :shrug:
