We followed the typical path as others it appears...succumbed while on vacation over President Week at Steamboat Springs Sheraton- purchased 81,000 for $28k- offered loads of points to use on Starwood- got suspicious when on way home tried to book a week with points (hypothetically, as we knew what we were going to get) only to see rooms and weeks we wanted were blacked out.
Thankfully found TUG on my return, followed the process to cancel, to the letter. Even sent recorded mail via USPS.
We signed on Thursday 22nd Feb, with 10 days to cancel. We mailed the cancellation letter on Monday 26th. USPS responded today saying package was on its way back as they couldn't deliver, despite two attempts. We are now at calendar day 7, the package hasn't arrived back, day 10 falls on Sunday and lo and behold there is no number to call.
Anyone able to advise or help

As a point for any other readers who might find this forum thread (congrats to the OP!!):

Each state (and country) policy/statute on timeshare cancellation is unique--but may be similar. The number of days and countdown clock rules may be different.
Always verify your state or country law to the letter!
Always follow the instructions in the contract (including hidden instructions!) completely and exactly as listed.
Feel free to FAX as well as Mail, but always follow the contract AND state law. Fax alone is a poor tool for pursuing legal action.
A sample of the Florida law is below.

A few notes:

  • The rules normally specify that you must MAIL the document prior to the expiration of the cancellation period. The actual date of receipt or delivery is not specified (as far as I know without pouring thru all 50 states!). So, if you send the USPS letter by certified mail, return receipt requested, you will normally have met your requirement to cancel within XX days....as soon as you postmark the letter (get a receipt).
  • If the letter is sent to the correct specified rescission address as listed in the contract, refusing to accept the letter or not retrieving the letter from a postal box does NOT invalidate your rescission letter. It may mean that have to pursue the matter legally, but your requirement is to send the letter (mail specified by some states and most contracts) and maintain copies of the paperwork: cancellation letter, mailing receipts etc... This 'refusal' tactic has been upheld in court.
  • Premium overnight deliver services (FedEx etc ...) are not necessarily better--and could be worse. If the contract/State law specifies to MAIL the letter, then the USPS (certified with return receipt) is your best choice. Always follow the contract instructions, but consider always using USPS certified with return receipt (keep receipts and copies) as your primary and/or backup notification.
Florida Statute:
. You may cancel this contract without any penalty or obligation within 10 calendar days after the date you sign this contract or the date on which you receive the last of all documents required to be given to you pursuant to section 721.07(6), Florida Statutes, whichever is later. If you decide to cancel this contract, you must notify the seller in writing of your intent to cancel. Your notice of cancellation shall be effective upon the date sent and shall be sent to (Name of Seller) at (Address of Seller) . Any attempt to obtain a waiver of your cancellation right is void and of no effect. While you may execute all closing documents in advance, the closing, as evidenced by delivery of the deed or other document, before expiration of your 10-day cancellation period, is prohibited.

FYI, Steamboat Springs Resort no longer has a hotel. They have been converted to timeshares. So finding a stay with points will be rare.
