Our family went to wkorvn October and really liked the place, but more than that we really liked the kitchen and space compared to a hotel room.

So I signup for a pitch, but I already saw that I could buy resale in Lahaina for half of what they were trying to sell to me for. They do make those star points look good on paper.

So I am trying to heed everyone's advise and wait like 6 months and go try another timeshare maybe with another brand.

I have tried to visit the other areas of the board but don't have the same understand of there pricing as I think I do with Westin.

So, I know with Westin that I want Manatory and Hawaii is a easy trip from Portland, OR so wkorv is the easy choice. I want "ocean view" but personally don't care about ocean front unless it trades better or can rent for more.

Any thoughts, tried to use the comparable page but they were all old purchases. Kind of disappointed in that section as it was the part I actually paid money for.

Denise already brought up the fact that with building 8 might not be true ocean front/ ocean view. But I thought the maintenance fees were higher in Ocean front than ocean view or island view.

We stayed in a ocean view studio on ground floor, and there was no view from our patio, but with kids we loved having the ease of the patio.

also is this just going to get FROR anyways at 14,500?

I would probably only stay in the 1 bed every other year and then trade the studio up on II for something else, (as we have little kids)

But want the option to rent out the 1 bed to recoup fees (which should not be a problem at this time, good dates rent for $2400) and then a vaca in the studio for me and wife only or somewhere else with or without kids?

What have you guys bought at wkorv or wkorvn? (can reply by pm if you want) Can I get a better deal if I look harder, if so where to look most island views are going for 16,500 to $ 19,500 on tug and eBay.

I know I can buy mandatory cheaper, but I will eventually want take the kids there or somewhere else popular during spring break. I am willing to tie up my money as there are no better uses for it at this time.

Can anyone think of a better timeshare in Hawaii for the uses I stated above?

I wouldnt be set in your ways about owning in Hawaii until you did some more research. Because there are much cheaper ways to stay at the Hawaii Westin properties, albeit no guaranteed view:

1) You could buy a mandatory resort like Kierland with half the MF and the same amount StarOptions (148100 for platinum).

2)You could just buy a mandtory 81k eoy Sherton Vistana Villages and stay in a 1br premium @ WKORV/N when you want, again for half the MF.

3) if you like to go off season (fall), you could even trade in via II with a voluntary resort like Sheraton Desert Oasis with a even cheaper MF.

Again with these methods, your MF will be half the price of owning in Hawaii but no guaranteed view, and your buy in will range from a few hundred for a voluntary resort. Around $2k for a mandatory Vistana, and the platinum Kierland will cost you more.

Now if guaranteed view is a must, only option is to buy there. And it seems like you got a pretty good handle on your usage plan and utilizing lock off as an II deposit.

I also think Marriott could be a good choice if buying in Hawaii. Because you could essentially do the same thing, use the larger side and lock off the smaller side to trade with II. The only advantage with the Starwood purchase is you get access to the internal exchange system, whereas a resale Marriott buyer doesnt. But if planning to use one side and lock off the other then that doesnt matter.

MFs are by unit size, not view.

I believe WKORVN was only sold as 2BR LOs, so everyone has the same MFs.

WKORV was sold as 3 different unit sizes -- the 2BR Deluxe LO units are the most expensive (and largest units), followed by the regular 2BR LO units, and then the dedicated 1BR units.

We made an offer on a annual wkorvn of property earlier this year for a price higher than the buy it now price for this one and starwood exercised its rofr. So I imagine that is what will happen to this property also. The maintenance fee for wkorvn properties are the same regardless of view. Hope this helps. Yes,we got everything but the grass mats, trade winds I suppose:D. We've made arrangements to pass it along to a fellow tugger when we leave. Thank you for your kindness! We love this board!

Not me, but would be very interest if it does go through, but unless it is a tugger.:confused: I would like to see more up to date purchase prices, I suspect that if the economy is picking up that they will FROR more properties.

I appreciate everyone opinion but I really don't know if I want to timeshare as a hobby like many of you do. Trying to trade up and around seems to be quite a bit of work. I get the basic idea of how to do it, but not sure I want to for every visit. Like I said I do want to go during spring break when the kids get older.

I think I might jump next time..... can't be worse than buying a development property.

I have to admit that even though I paid WAAAY too much for my OF unit at WKORV-N (twice as much as the going resale rate), I still love knowing that when I go to Hawaii, I will get one of the best views. And I can pick the dates that work best for me, instead of having to dicker around with II.

Plus, I know that it's worth something should I want to rent it or exchange within SVN. I have no worries that I'll at least be able to recoup my MFs.

So, yes, there's definitely a benefit to owning there.

I have to agree with LisaRex. We own multiple weeks in Maui, and really appreciate the ability to plan a year or more out and get the exact unit size and views we want for family get togethers - and get FF award tickets lined up. (OF in Maui is a pretty good rental, too.)

I've been able to trade into Hawaiian Starwood, Marriott, and Hilton resorts fairly regularly with other timeshares we own, but it's more work and mostly for fall (Sept/October) or during flexchange. That is OK for getaways with my husband or friends, but not so great with kids/grandkids tied to a school schedule - or for whale watching. If you're trading through II (or RCI) into Hawaii, it's best if you are flexible with your vacation time.

You just need to figure out what is really important to you, and what that is worth. There isn't one answer for everyone.

Well, it didn't make it past ROFR. BKAssets was great to work with. Starwood picked it up within 5 days of paperwork being sent in - $14,500 for OF.

Yeah, that's a really good price IMO. There should be more coming on the market now that MFs are due.

Anecdotal evidence is that Starwood is currently exercising ROFR on annual WKORVN-OF units selling for less than the low 20's and passing on its ROFR at points in the mid-20's. This is consistent with my own experience on a couple of transactions in which I was involved earlier this year, but how long this will continue is anyone's guess. (I did notice salespeople leading sheep prospects around the property when I was there last week.)

BK Assets is an atypical seller in its selling and closing process; there are virtually no guarantees for the purchaser (although BK Assets has a good reputation given this limitation). If it had been a different seller, I suspect the auction closing price would have been several thousand dollars higher.

It was a Buy It Now price, that already had 8 or 9 bids. I've done business with BKA before and had no qualms whatsoever with this purchase. We both knew it would probably be picked up by Starwood.
