I just rented a "premium" 1BR ocean view unit at the south property (per the Redweek ad). I have since done a few review searches and have read a few where visitors including owners received what WKORV stated was an ocean view with NO ocean view in sight and per the photo provided on one of them there was no ocean view at all, so now I am concerned. How is that possible? Also we are traveling the week after Thanksgiving. Do you expect the resort will be crowded?

Thank you

Were the photos you saw due to obstruction from vegetation/trees? Every unit designated OV has the capability to see the ocean but you might have to wait for a tree to sway one way or the other. I believe at one point even the lower floor OF units had a problem seeing the ocean as the shrubs had grown so high. OV does not mean unobstructed OV. Generally the Maui properties are full or almost full every week of the year.

Don’t worry about it.
Won’t be crowded.

IME (16 years) - Timestamp is key to villa location. If this is a HomeResort reservation (12-8 months) the villa location will be better than StarOption reservation (<8 months, which are not suppose to be rented, but happens).

The reservation type is in the Reservation Confirmation.

- Please noted that "Ocean View," does not mean "Ocean Front."
- The yellow sections on this map shows all of the possible units you could receive with an Ocean View confirmation. (Pink = Ocean Front.)
- Did you receive an official confirmation issued by Westin/Vistana? If not, you should insist on receiving one from Redweek or the owner.
- The word "premium" means nothing - it's just a word Westin added to the description to make it seem special.

If you rent it from owner and has timestamp 8-12 months, you should be fine. You will not get the best unblocked Oceanfront view. You will at least get a decent above average view.

I don't see a time stamp anywhere on the reservation confirmation. Some of the items on the confirmation are listed below. I also thought there was no parking fee for owners/guests of owners. I asked if he was the owner or a rep for someone else and he stated "I'm the owner listing my week for rent."

Summary Of Charges

Saturday, November 27, 2022 – Saturday, December 03, 2022

7 Nights at 0.00 USD per night per room
VSN PLAT FLOAT OV

Other Charges
On-site parking, fee: 20 USD daily
Valet parking, fee: 25 USD daily

There is no parking fee if you are renting from an owner. That's a stock email they use for all reservations. It has been pointed out to them but they don't seem to want to change it. There will however be the standard Maui occupancy tax of around $14/night to pay on a 1BR.

OK. Thanks. Is the Maui occupancy tax something new? I stayed here a few years ago in a studio and there were no additional fees. I have no problem paying it especially since I am renting from an owner but I would hope an owner of this resort wouldn't have to pay. Or has all that changed since everyone seems to be going the points vs deed route?

You must have forgotten.
The occupancy tax has been around for 10+ years. All Hawaii timeshare owners and guests pay.

They may own there, but it looks like it is a VSN reservation likely made less than 8 months

Those are Marriott reservations as shown on BonVoy App.
The Vistana reservation confirmations state the type.

My home resort reservations show "VSN PLAT FLOAT OV".
Interesting. Mine shows as “WESTIN FLEX POINTS”. Maybe it’s different for a weeks owner vs Flex?

From my upcoming reservations in the Marriott/BonVoy App - I don’t think you can tell. I have both HomeResort and SO reservations- they are all over the place in their codes.

My 2 upcoming reservations at WKORV are both a HomeResort and SO - they say Migration weeks (hope I don’t get screwed because of this - the HomeResort was made exactly at 12 months).
Then I have others that say VSN PLAT that are both types.

The types are listed on the Vistana reservations.

Re: Migration weeks - these were made prior to the switch over of the reservation system to Marriott. I queried the Marriott Advocacy Dept about this - they told me not to worry. We shall see if this was BS.

The yellow does show all possible OV units, but for 1-bdrm units, I think there are different inventories for the dedicated 1-bdrm only units vs the 1-bdrm units that are part of the 2-brdm LO units.

But there is good and bad news for this. For instance, columns 24 and 25 are the good 1-bdrm only units in bldgs 2 and 3, but the rest can be further in the back, maybe columns 00 and 01.

So to the OP, it would be good to find out what type of week and reservation that the owner made.
