We have a 4-bedroom every other year or a 2 bedroom every year (I don't even know the correct terminology) We were told week 33 is a great week, however, we have no interest in going to Williamsburg any more. Any thoughts on how we should proceed. I have not paid 2020 maintenance fee yet. I want to just walk away from the whole thing!

Hi
Do you belong to an exchange program? How much is your maintenance fee? Have you ever considered renting it? Or try giving it away on TUG? Lots of options beside just walking away.
Does the resort have a Deedback program?

I did try to give it away on Tug a year or so ago. No luck. I have not contacted Williamsburg about giving it back. I had heard that it was near impossible because they wouldn't be interested. Renting? I wouldn't know how to do that. When I tried to back-out of the sale many years ago because we were buying a 4 bedroom unit, they suggested we split it and take a 2 bedroom every other year. Commonly known as a lock-off. Stupidly we agreed and it has been confusing to deal with it for us. We are in our 70's and are not interested in traveling. We are members of Interval International. The MF is under $500.

Take a look through the listings in this forum to see how ones that have successfully transferred have been described and use that as an example of how you could rehome yours. You might need to offer a free use for 2020 and the transfer costs to sweeten the deal, but Williamsburg Plantation trades well in II, allows pets in some buildings, and the week you own is at the highest TDI in II. It's also dual-affiliated with RCI and gets decent TPUs. There was a good write up in the last year or so for Colonies at Williamsburg, which has similar qualities that I would suggest looking at. I've known some folks with Williamsburg Plantation ownership that trade into Grand Luxxe 3 BR Presidential units every year.

They took mine back in 2015; I had to pay a few hundred dollars, but they took it. You should call to check if they are still doing deedbacks.

As @NiteMaire suggested, do call and see if they will take it back. If not, list it again on TUG, the bargain section as well as the marketplace. If you also pay the closing costs and pay this years mf as an incentive you have a much better chance of getting a taker.

What does TDI II mean? Sorry I just don't know what it means. Also dual-affiliated with RCI and TPUs mean. I know that RCI is like Interval - an exchange program. I would think you would have to pay a yearly RCI fee and or Interval if you planned on exchanging. Looking around it looks like maybe you don't even need to belong to one of these exchange programs if you can make a deal with someone who is on TUG.

@Juma One of my Wyndham GD TS transfers fell through. If you pay 2020 MF, closing costs, and LT transfers and let me have 2020 usage, I will take this. No wreck on your credit score. No risk of deficiency judgments. Think about it.

Williamsburg is hot during week 33! Although we might go for Busch Gardens, Water Countey, and VA Beach, I will mostly likely trade half the time to Shenandoah Crossing. Wife loves Shenandoah Crossing. It’s just a 2 hr drive in case of any emergency or anything happens at home.

There is a TUG offer for Shenandoah Crossing, but it’s three weeks for $2.3k MF! Wife loves Shenondoah Crossing, but not that much. Wife letting me have this as a consolation price to not buying Disney.

I echo GrammarHero's offer: If you pay 2020 MF and LT transfers and let me have 2020 usage, I'll take it. I already own other weeks at Plantation also.

Wife is already having second thoughts, so you might be able to take. Which weeks do you own?

I have week 15 which gives 23 TPU per 2BR.

Well, I'm not able to pay the MF for 2020. I must have a bunch of points you can have from Interval. I don't mind walking away I have 102,000 points with Interval. I don't know if there is any way to transfer them.

@A.Win do you have II? OP willing to offer 102k II pts. I don’t have II.

Looks like transfer via II isn’t possible. I’d have to have a guest certificate to book in my name for about $60. However, if you don’t have anymore TS, assuming we come into an agreement, would you give me your login?
Otherwise, without my having an II account, it’s going to be a pain to ask you to book for me. You can delete all your financial info.

Are you also covering costs of about $500? If not, I will have to think hard about it.

I’m not able to pay anything. Please tell me what TS means. If there is no other way I’m going to call Williamsburg and tell them I can’t pay them anything and let them take it one way or another.

TS means timeshares. Okay. As long as you’d give me your II login (including a password of our mutual choosing) and your 102k pts, I will pay the $500 closing costs. Please DM me your email address and unit number. I have a 4BR at Williamsburg Plantation, and I deal with those WP folks pretty often. We’d obviously need an estoppel.

Please delete all financial, credit card, and banking information from your II account. once I log in, if I see any financial, credit card, or banking information that haven’t been deleted, I will delete myself and screenshot that deletion process.

I’m a relatively visible tugger and an attorney. I don’t want any disputes that affects my tug reputation or my standing with the bar. At the very least, not risking default means you can sleep soundly.

This is my email address. Please email me so we can have a more coherent conversation that I would be more comfortable with. This transaction sounds fine. In the end I want all the i’s dotted and the t ‘s crossed. Thanks.

@Juma, you can start a private conversation with @Grammarhero by clicking on his name in blue text on any of his postings and either discuss the details there or exchange contact info without publicizing your email address and the knowledge that you’re a timeshare owner. We all get enough scam emails already, so you might want to edit out your contact info in your last post - it’s not a rule of the forum or anything, but a personal suggestion to help cut down on your own scam spam emails.

I actually like TUG’s DM interface, which almost more direct, coherent conversations. If you click the envelope icon at the top, that’s how we communicate via TUG DM.

Thanks Eric. I already let TUG know to delete her email, in case she doesn’t. In the past six months, I only got one TS scam phone call. They promised to sell each of my TS for $3k profit. I said great. I have six that I bought for $1 each. Please send me a certified check, cashier’s check, or money order for $18k. They hung up.

@Grammarhero, you have it in the quote above, too, so would need to edit it out on yours.

Thanks. I already notified all eight (8) tug mods to delete the email address if OP doesn’t know how to. Last thing we want is for, right when OP about to get rid of a TS, OP to get scammed.
