Will My HGV Reservation Be Affected If I Sell the Property?

Hello~
I currently own several HGV properties, but I’m planning to sell a few of them.
I have a question that I’d really appreciate some clarification on.
I already have a Hawaii reservation for February 2026.
If I sell one of my HGV properties that was used for the points in this reservation, what will happen in the following cases?

1️⃣ If the ownership transfer is not completed by the end of February
Will my existing reservation remain valid?
2️⃣ If the ownership transfer is completed before check-in
Will my reservation be automatically canceled?

I’ve seen different answers about this situation, so I’d love to hear from anyone who has direct experience or solid information.

Is the reservation your Home Week for one of the properties you are selling? Home Week is the only time a reservation is tied to a particular contract. Otherwise, it's all just points.

1️⃣ If the ownership transfer is not completed by the end of February – Will my existing reservation remain valid? Sure, why not?

2️⃣ If the ownership transfer is completed before check-in – Will my reservation be automatically canceled? It won't be cancelled if you have sufficient points in your account to cover the reservation. If you are really uncertain about this, delay selling until after your Hawaii trip. Or, make the buyer's first use in 2027.
 
Just make it clear to the buyer that the first year of use is 2027. I would hate to buy a TS, be responsible for 2026 MF and then find out the points have already been used - unless that reservation was transferred into my name as part of the deal.

You should have sufficient points to transfer with the deed for the effective usage year. If the full allotment of points is not available, the MFs should be prorated to the allocation, if the buyer agrees to pay them.
 
I think a better question is what usage year are you trying to sell for these deeds? And then do you have enough 2026 and 2027 points to cover those deeds? When you sell an HGVC deed, HGVC will provide an estoppel. On the estoppel, it will list information about the deed which is being sold, such as assigned points, 2026 pts, and 2027 pts available to be transferred. In addition, we have answered in general terms because you only gave us general information. If you are more specific, we can be more specific in our answers. For example, I don't know if you have bHC deeds in the mix because those points are in a different bucket from HGVC deeds.

It’s a regular points reservation. I had a feeling that the points used for the booking might have come from the property I’m planning to sell, so I wanted to double-check. If the ownership transfer isn’t fully completed, the contract is still clearly mine, so the reservation should remain safe.

Ah, I understand. I plan to list the deed with first usage starting in 2027. I also have more than enough remaining points for 2027. Thank you for the clarification!

If you view the reservation details it lists the points used. Since all points are lumped together when you have multiple contracts it shouldn't matter as long as you have enough left to cover the contract you are selling. The only consideration may be regular points vs bHC points.
