I know prices are depressed, but why would Ebay have a 1br/2ba Floating 1-50 - OCEAN VIEW - PLATINUM SEASON!!! at MOC with 2 days eleven hours left.... Are the HI resorts now down to "give away" price?? Why does Newport Coast still draw 30 bidders and have a 3K price??

In short, what factors drive the ebay pricing and number of bidders?? What three properties have had the highest sales price on Ebay in the past year, and why??

Thanks - TUG is great!!! Off to BPT in May and Ocean Watch in Aug!!

That is a great deal---- the market has not gone down that far! Does the seller have a reputable name or some kind of fineprint? If you didn't already know this, eBay has a completed listing side that shows completed eBay ads and the prices they sold/not sold for. It is a great way to see the past 90 days in sales. Someone better buy that unit as it is a steal, we recently sold one for $5,500 about 2 months ago.

Like other Marriott resorts, resale prices at Maui Ocean Club have definitely come down (especially for the 1BR units), but prices for the ocean view units have been more resilient.

eBay auctions frequently draw many bids in the final few minutes/seconds. I don't expect this one will ultimately sell for just $1.

I believe that auction ultimately ended with a selling price of approx $2200.

Check out the prices on Redweek.com to get a sense of supply and requested sale prices. Like any other commodity and market, eBay prices are based on value and supply/demand. A platinum oceanview at OceanWatch has held its original value much better than a silver garden view because lots of families want to drive to Myrtle Beach in the summer!

Another way to look at it is rental value. A unit that rents for 3x its annual MF has great value as an investment measured on ROI (even at developer pricing) and the expected series of future cash.

2 Days on Ebay

2 days left is ALOT of time; the real bidders are just thinking about it right now. Most real bidding takes place in the final minutes.
You can check past auctions for like items to get a feel for where it will end up but don't ever think you've won until the bidding is OVER.

Unless I'm the first bidder and I think I can put in a high enough bid to deter everyone else I'll wait till the final few seconds and take my chances;

Any item that savvy buyers want (particular young people....who just enjoy the competition I think).....don't count it over until it's OVER! I have literally seen hundreds of auctions change hands in the last 10 seconds!

Most savvy Ebay bidders use a snipe service to put their bid in the last 5-10 seconds. To do anything else is just driving the price up. There are many free snipe services out there.

$2625. As nice as these are there is very little value in owning because you can get rentals from Redweek or even Marriott at a comparable rate without ownership and the risks that come with that.

I don't think the TIMING of the placement of a bid has anything to do with the bid amount.

The auction time is fixed and the strategy of waiting to the last few nano-seconds to place bids does not guarantee that the price will remain low.

I have found no auction analytics or empirical statistical data that supports this strategy. But I agree many folks think it works.

What this strategy ensures is that your time is not wasted watching the complete game in order to determine the end result!

Same as a Basketball game.
