Where would YOU list your WKORV OF?

I'm asking here on the Starwood board because I think you guy are the best! :)

What is the current consensus is on where to list a WKORV OF unit.

(Suggestions on a closing agent familiar with Starwood would be super as well.)

I wouldn't sell an WKORV OF right now! With the economy the way it is, the cost of airfare, and depressed travel to Hawaii, you are likely to take a tremendous loss. :eek: However, you can rent it for a profit. I have no problem renting my 2bdm. OV for $3,500. If I were you, I'd reserve a popular holiday week and try and rent it.

I agree with DM - bad time to sell - better to rent (or you can exchange your 2009 usage - for something like WSJ in 2009... I know someone looking...).

If you are forced to sell - there is RedWeek (of which there are a few) - plus the usual TS sites. Most will try and low-ball you (e.g eBay). Try contacting a broker like our own FredM, or Syed (from Advantage Vacation) - you will have to pay a commission, but that can be worth it in some circumstances.

A closing agent is not that difficult to find - but first you need to find a buyer - and in this market it is going to be tough.

When I was disenchanted with corporate's response to my complaint about the view categories, I briefly listed my WKORV-N OF on MyResortNetwork. I listed it for $50k, then $48k. I think it was listed for 2 or 3 months.

I canceled the ad when I was able to snag an SVN trade to WSJ in Jan '09.

I didn't get any inquiries on my ad in the time it was listed even though it was the lowest priced villa in its view category at the time. I did get one Tugger who offered a laughably low amount ($30k).

If you go with a broker, their commissions vary widely. One broker quoted me $1000, another $4-6,000. With the tight economy, I'm afraid you're going to have a difficult time getting a decent price. :(

I think it would go for about $45,000-$50,000. With the crazy airfares to Hawaii these days, it is a tough sell. I also think it is a tough rental market out there right now. Redweek and myresortnetwork are my favorite sites to browse for sales. ;) Not that I am looking...

Depends how fast you want to sell - at this point I think you are looking at closer to $45K (sadly) - we paid over $50K - but we spent our wedding week with our families - so that helped justify.

Starwood is selling them for ~$100K if they can find a fish. WKORVN OF's sold for ~$69K -amazing. {We rescinded at ~$74K, and bought our OF}

By far - the OFs at WKORV are some of the nicest TSs - we will be back in 2months to our 1Bd {luckly paid $560RT SFO-OGG on UA - a while ago} - we rented the studio side for $1950...
