Where are Vacation Solutions and Patricia Mitschelen aka the...whisperer???...

On 9 September 2007 I 'won' an eBay auction of a Wyndham Sea Gardens week listed as converted to 126,000 annual FairShare Plus points with first usage in 2008 ... the contract was NOT converted and $1200 was outstanding as unpaid maintenance fees ... emails are not answered and telephone lines are either disconnected or permanently busy ...

Yes, I noticed they have disappeared. I am fairly certain their closing company was never licensed in Colorado.

jgtragesser - I hate to say it- but I'm noticing a bit of a trend from your recent threads.. You keep buying from the PCC's on eBay- and seem surprised that you are having trouble..

Hopefully your posts will be a warning to others! You obviously have alot of personal knowlege about the industry as you own MANY intervals and systems- and you can't even ensure you've done enough due diligence to protect yourself on these purchases!

The week was probably converted to points when the original owner signed the ownership over- but the fees were allowed to lapse.. With Wyndham converted ownerships- anytime the fees are delinquent for three months- the developer has the right to void the point conversion and the ownership reverts back to the deeded week usage only.

The problem you have is that the closing agent most likely didn't request an updated estoppels prior to transferring the ownership to you... Did you use an independent third party closing agent, or just trust the seller to transfer properly?

Have to agree with richardm. Why does a supposedly experienced owner like the OP continue having these types of problems? I hope that everyone reading these posts benefits from them.
