I am in the process of acquiring a Wyndham Canterbury contract. I just signed the change of ownership forms. I understand I am 5 months away from completion once it gets into Wyndham's hands. I am trying to lower my MF as we no longer need the CWA account. My use year is Jan-Dec. Should I start to sell now, wait until the transfer is complete or wait until the new contract is processing with Wyndham? I'm not trying to pay for 5 months of additional MF if I don't have to.

Do they freeze my account when I'm in the process of selling to make sure I have the points in my account?

There have been some reports of your account being frozen for a few weeks while a contract transfers out. @rickandcindy23 may be able to comment more on this.

Be prepared that it might not be as easy to get rid of your CWA contract as you think. Lot of those going effectively for free on eBay right now (less than closing costs), and they don’t always sell. You’ll be able to get rid of it, however it may take some time and effort, so I’d factor that into your timeline as well. You might want to start with offering it for free on TUG (and maybe you’ll be able to get the purchaser to pay closing costs so you’re not out anything).

Wyndham takes a long time to do anything. I would expect to pay for all the points for a while.
Is the CWA account eligible for take-back? It may be faster than trying to sell (unless you already have a buyer)

Will your only remaining contract be the Canterbury once all is said and done? If so, then I wouldn't try to overlap the processes. If you get rid of what appears to be your only current contract(s) before the new contract enters your account, Wyndham might treat it as if you're completely closing your account. I guess if you have no current trips booked and wouldn't be mad about having no account at all for a brief period of time (worst case scenario), then it's a way to save several months of MFs. But if you want some continuity, I would wait just to be safe.

If you have other contracts in your account that you're keeping and any existing reservation obligations can be covered by those contracts, then I'd say go ahead (and I would do the same thing).

I certainly think that this would be the case if they gave it back to Wyndham. The Access closes differently without a deed and basically this is like the A&A paperwork. It is possible that it can slide through faster than setting up the Canterbury.

Personally I wouldn't assume that Wyndham can't mess up. In fact, I might count on it.

I sold mine towards the end of the year, got everything completely done (filing the deed (which doesn't pertain to you)). All that needed to be done was submit to Wyndham, and I waited til the first week in January. I had to pay a few months maintenance, which btw, the seller paid 3 months maintenance - so that worked out for me (hopefully the buyer felt the same way). I planned it that way and the buyer was fully aware.

At the rate this transaction is going, I anticipate the Canterbury contract will get into my account by January. I have other contracts and my first trip of the year will be in March. I am considering selling the CWA in October, that way the new owner has a shot of getting the points in the first quarter of the year.
