When is TMI on your rental agreement?

We usually exchange or use our weeks but this year we ended up not using much of our timeshares. So I'm a complete noob when renting out just in case my questions below are not able to clue you in, renting pros.

How much personal information must I put on my rental agreement besides the obvious and necessary details about the room for rent and the checkin/checkout time and the price and when do you share those? I mean do I put my complete street address with zip and phone# and hand it out to any and all who inquire even though they're obviously kicking tires?

When is a good time to show snippet of the resort's confirmation letter? Obviously, that's the last thing I'd show and only after I was sure I got paid but do you guys show a glimpse of it when someone asks?

I don't rent from owners. I'm on the other side of the transaction but I can tell you that I have NEVER been asked by a legitimate renter to provide my home address. (I have been asked by scammers.) My street address is not a necessary piece of information. I use a P.O. Box if payment is to be by check. Using PayPal for payments avoids the requirement for an address of any kind.

I don't use rental agreements but the details about the resort, unit, check-in/check-out dates and times are in my listing.

You should be prepared very early in the negotiations to show some kind of proof that you have what you are renting. This is the singular most important piece of information a renter could want. Some of my rentals are fixed week, fixed unit and I don't have reservation confirmations for those. Use a confirmation of payment of maintenance fees -- black out account number, street address, payment amount, and any other personal information.

Be prepared to move on if you start to feel uncomfortable with the requests from your prospective renter.

Thanks, Jim. It turns out that the one person who now knows my info (I had to put it on the rental agreement) is moving forward with the rental.
