When are fees actually due on Marriott weeks? End of January? When would my payment be considered late?

I logged into my account and see the amount they want for my 2.5 weeks. Just wondering the "late" date and any flexibility with going past the date a bit.

Trying to pay fees on our credit cards without putting it all in one month.

I have statements for two different Marriott properties. Each has its own due date and rule defining “late” and when a late fee &/or interest will be assessed.
MKV is due 1/18; “the HOA has elected to assess interest of 12% and/or a late fee of 5% after the due date.”
MCV is due 1/28; “the HOA has elected to assess interest of 12% and/ or a late charge of $25 per unit week when payment is deemed late. A payment is deemed late if it is unpaid within 15 days or more after the due date.”

I think each property is slightly different. You need to look at the actual PDF or paper bill.

Grande Vista - No grace period;
Your Owner Association has elected to assess interest at 18 percent and/or a late charge of $25.00 after the due date indicated.

Harbour Lake; - No grace period;
Your Owner Association has elected to assess interest at 18 percent and/or a late charge of $25.00 after the due date indicated.
 
I cannot look at a paper bill because I didn't get it before we left home. We are in Florida for 2.5 additional weeks. I guess I better call Marriott and ask.

You should be able to look at the PDF of the paper bill online.
 
The fees were due five days ago. No statement mailed or via emal. That is odd. I paid them and no penalty.
 
RickandCindy, I haven't seen a paper bill for my maintenance fees in years. Can't you log into your account online? All invoices for MF are online at:


Each resort/ Trust points has a separate bill which populates in the "Maintenance fees/ club dues" section as soon as it is available. I just paid my last one for Ocean Pointe today.
I'm not sure of the late date/ fees as I make sure I pay them all before (not much before) the due date by credit card.

You should be able to look at the PDF of the paper bill online.
It may not mean a late fee wasn't assessed. Here is what I learned at one of the past MGV BOD meetings I attended. There was x% of delinquent owners. However, they broke out and specified that a percentage of them were simply delinquent by the late fee amount. It means they paid the MF that they were billed but after the due date. The late fee was assessed but they take no action to collect on that late fee and it just gets added into the MF bill that they get the following year.
 
My Mom had a situation where she paid her Trust Point fees in full - there was no late charge noted at the time. Months later I logged into her account and noted a late fee. She doesn’t pay online - paid over the phone that time but often by check. She had no way of knowing there was this late fee just sitting there long after she paid her bill.

I have found Marriott to be much less flexible than our other timeshares and very quick to tack on late fees and interest. One year we were dealing with cancer surgery in December out of town. We sent letters to both MVCI and the two boards ahead of time asking if we could pay in three installments since we had a lot on our plate financially. No response from anyone - even with a follow up. So we paid our first installment as we promised. By February after our second installment we had late charges and fees, nasty letters, and a threat against our Rewards account. We never got a board response but finally got someone at corporate who said to do our best and she agreed there should be some arrangements for cases like this where owners are doing their best. She said that honestly it doesn’t even matter if an owner makes partial payment - they will still tack on the same fees and send letters. So we thought we were doing the right thing but apparently our effort didn’t matter. Apparently Hyatt, BlueGreen, and several others have plans. So my advice with Marriott would be to pay when due, if you can - other companies may work with you a bit more.

They show no mercy. With the delays in the Postal Service during December I'll bet a lot of people will be hit with Late Fees they won't know about until they receive next year's MF bills...

I would expect very few people pay via mail today. I bet almost everything is processed online now.
 
I own at a few smaller independent resorts that charge a 3% fee to use a credit card. One lets me do a ACH online the other 2 do not. I also own a midsize developer on HHI that charges a 4% fee to use a credit card and $25 fee if not received by Jan 10 and additional fee on Feb 1. Its really annoying that they don't have an ACH option.

I certainly don't mail anything I can do online without an additional fee for using a CC.

Every dog-gone year I have to call and ask for a maintenance fee statement for both of the properties we own. This is the 4th or 5th year in a row. We pre-pay a a great portion of our maintenance fees largely because we have several large bills arrive annually between October and January (property taxes, homeowners insurance, car insurance for two cars, etc). Therefore, we send in installments during the year, but of course, calculations are based on the previous year’s rate. For some reason MarriottVacationClub then does not send a statement to us. When I call the phone rep says “Oh, you can see those online.” “Fine”, I say, “you tell me where to click”. Each time they fumble
around and cannot find it either. Each year after my call I wait 2-3 days til they email a statement to me as a PDF.

At some point I’ll forget to call in a timely manner and an additional fee or interest will be charged and the argument will be on. (Hey, I get older every day) To my view, if you cannot prove you’ve billed me or notified me of the amount due, late fees or interest charges, you cannot expect to me to pay them....

Your bills then will be listed under Ownership Fee Packages

Make sure you are also registered for eBilling. Does the same screen show Registered beside "eBilling"? If not, click on the link to the right and register. EBilling and billing may be messy for weeks inside of a family trust or other type of trust ownership.

I am registered for electronic delivery (The page indicates as Registered). Yet, when I (or the agent) click(s) on the blue link to view the billing statement, one of three things happen:
a. Nothing (as in this year)
b. Lots of spinning and then an error message (yes, I have Adobe Acrobat)
c. It spins for a bit and then takes me to the payment history page.

I had hope this would change with the website revamp in November 2019. But, no such luck. The reason I could respond to OP’s original message so quickly and quote my statements, was due to just receiving the two PDFs on Monday morning via email. :)

Back when I owned my 4 Marriott Weeks they mailed me invoices and I paid them by mail. Never had a problem during my 7-8 years of Marriott ownership...

Sure. I'll tell you how great Marriott's Customer Service was back then. It was easy to talk to a knowledgeable Customer Service Representative. In addition they rented my Weeks for me which more than covered my MFs and sold two of them for me, both for only 20% commissions...

I just signed up for ebilling when I paid the MF"s. Five days late would seem rather ridiculous to charge an extra $25. I always received my bill by mail in the past. Nothing came by 1/8, when we left. I guess if they charge, I will pay the late fee.
 
I have paid late by several days in the past . Just slipped my mind. No late fee no problem. Hopefully you will experience the same @rickandcindy23

Go to the website - on the page to make payments, the due dates are given for each outstanding bill - no need to wait on hold for a phone agent!
 
If you are receiving a paper bill then you are not registered for e-billing.

For me: Club dues: 1/28, Maintenance fees: 1/21
 
Just paid my Asia Pacific Points and Marriott Phuket Beach Club invoices today which are due by February 1st. Used the Marriott Boundless Visa card to get the 6X Bonvoy points. Previous credit card statement closed on January 13th. I will receive the credit card bill for the MF's on February 13th and make the payment on March 10th. I do have exchange rate risk as to the timing of the Phuket Beach Club invoice as the fees are paid in Thai Baht. The Marriott Boundless Visa has no exchange rate fees so the rate should be close to the daily rate quoted on xe.com. This has been my past experience. Total 2021 MF's paid across all points/properties $21.7K.

Let's try to keep MF's flat in 2022 looking for properties to continue to effectively manage expenses during low activity times (Thailand, California, etc.). Great team managing the Phuket property and fees. Keep it up as I'm about to own 7 more weeks.........
