Whats the re-sale value of a 3Br FL Club GrandeVista Gold?

I exchanged this every year with a 3 BR from Ocean Pointe (no ex fee, just the Redweek posting fee) and rent it for about $400-$700 profit per year. MF Keep going up, afraid that it won't keep pace with rental demand.

What do you guys think it's worth in the open market? I didn't see any recent Ebay COMPs. Usage would start 2027 so I'd like to get it on the market so the new buyer can get a reservation in for next year some place. (I know it takes about 2-3 months to complete the transfer)

Seems you are familiar with RedWeek, have you looked at the resale listings there? They also have some timeshare specific historical charts.

With FL Club, somewhere between $1500-$2000 it seems so I just posted it on Redweek..$59 for a year, not awful..

I'm confident I could get a Platinum week for that plus closing, possibly even with closing.

A friend just got a Platinum 2BR week for $0 and it passed ROFR. Being 3BR might make it worth more, but not likely

2BR GV aren't worth anything, thats why they are $0. 3 BR Plus FL Club is the golden goose for that community. Some years I made a $1k profit...Plat 3BR FL Club are $3k+ online.

Call Marriott exit services. We listed a grande vista 2 bedroom last year. They took half but we still got like 6k. It took like 4 months before they found a buyer though. Not sure if they still do this but I think they sell them in bundles which is how we bought some weeks anyway so they were cheap. Not a big loss atleast. We did sell some pts and Marriott exercised rofr but under $3

I would tend to disagree on this point. The value of an MGV unit as an interval trader is in the 2 bedroom. The effective cost per trade is materially lower than a three bedroom. I followed these closely an eBay and other sales forums for a period of close to close to two years. The three bedrooms tended to fetch less $$. If you are using these to secure a three bedroom at Ocean Pointe, that is good value.

I would be surprised if you can get more than $1000 for a 3 bedroom Florida Club MGV.

Agreed. Nothing to lose by doing this in parallel to trying to sell on your own.

Was your week gold or platinum season? I suspect they have a longer waiting list for gold season than they would for platinum, but don't really know for sure.

As far as I know, they still have the Marriott resale program. The week will get put on a waiting list and it should sell at some point.

On the external resale market I am really starting to think that the only MGV weeks with any kind of resale value are Platinum. I think gold are deed back contenders or going the route of listing them through Marriott resales. A lot of people are spooked about potential maintenance fee increases given the Florida legislation related to reserve funding.

It was platinum season. But they were able to tell us how many were currently listed and how many sold in the last 3 months so we had an idea it would actually sell at some point

Does Marriott only take back developer purchases or resale too?

They'll take back resale. You can list resales with their resale department too.

Likely not for Gold, really not worth the yearly fees IMO even for free.
 
About three years ago I gave back my Gold after I was unable to rent it to barely cover my MF. Too much of a headache! I did it before MVC started sucking the $400 exit fee.
