I've traded into NCV (memorial 2008 and summer09) with both a worldmark 2 bdrm and a westin kierland 1 bdrm summer week. I really like this resort but I don't want to pay the high maint fees on this bad boy - especially when I've been blessed by being able to trade into it with my current timeshares (both of whose maint fees + interval exchange fee are still a few hundred dollars less than the marriott NCV maint fee)....

Anyway...assuming that I wanted to visit this resort every year during the summer - would it make sense to own a marriott? Isn't there a 24 day priority window or something in II? What marriott would be a good trader for the NCV property? Could I get a lock off, lock it off, and then trade the studio for NCV? When I attended the sales presentation they tried to sell me summitt watch and told me I could "easily" trade into NCV.

Anyway...I would appreciate your expert advise!

But what they don't tell you is that "easy" is relative...in this case, relative to the time of year you want. Yes, a studio can trade into NCV for an off-season week or during Flexchange, but there are plenty of people with larger units looking for those coveted summer weeks. They are hard enough to get with a 1BR or 2BR unit, so don't count on getting a summer trade with a studio (except during Flexchange).

I was very excited to get confirmed this week for an August 2009 week at Newport Coast. It was the exact week I requested. I used an Aruba Surf 1 bedroom plat. and put in my request April 2007.

I picked up July 09 yesterday morning early without any trouble, but I think that's due to sluggish sales there; current buildout schedule is exceeding sales. If they do build out in 2009 as scheduled and sales catch up, summer will again become harder to get, both for owners (us) and exchangers. I wouldn't expect to get it with a studio consistently. A master at MDS would be my minimum consistent trader available at a decent price in white season. An advantage of that would be, if ending up buying NCV plat resale, MDS white would match up for the 13+ month rule and MDS doesn't have ROFR.

Other than summer season (July-August), NCV is an easy trade for nearly any timeshare. Easter has gotten busy of late, but still not a hard booking or trade.

Congrats and wow!! That is almost 13 months out -- I am surprised without owning two Marriotts in the summer-type season that you got the week.

DaveM how could this happen when NCV owners can't even get July/August???

Sorry...my summer NCV week is in June... Not July. It's good for me since
I don't mind june b/c the kiddos are out of school.

Anyway...is there any good marriott locale that would trade to NCV consistently? (let me put a qualifier here - and cheap).

I am a NCV owner in both seasons. My 12 month window for July 18 opened up yesterday and I picked up a reservation. *****oops, you were talking to the poster above me (about August 09), but I'll leave the response intact LOL ******* 3 out of the last five years I've been successful in this regard. I expect that success to end. Have been looking at an exit strategy for some time now. RE tanked more than I thought it would when easy money ended. Oh, well, next :)

For the poster who wanted a cheap Marriott, I mentioned one, MDS white. Shouldn't be an issue and it aligns for the 13 month rule.

Oh, lastly, August is easier to get (as an owner) than July, based on my attempts over the years...

I own a Marriott Shadow Ridge silver week and have traded into NCV twice now. The first time we went in February and booked it only a few months in advance. Not great weather though. But still, we did most of what we wanted. This year we deposited the whole 2 bedroom again back in February and requested one of the first two weeks in September. Within a few weeks we got the first week of September which will be fabulous weather. I also know of another owner at SR silver season who has traded at NCV during prime summer months. I think the Marriott 24 day rule definitely helps.

Ncv-fyi

I traded an MGC one bedroom for a two bedroom at NCV for the last week of May 2009.

Definitely need the 24d priority to trade into NCV for the summertime. We have been looking and looking for a long time and nothing ever comes up that is outside the 24d that I can ever see. I just bought an EOY MSR platinum for the sole purpose of trading into NCV. I am hoping since all of NCV is 2BR, I can lock off my Shadow Ridge and get in every summer with an ongoing search rather than flexchange. But heck, since it's so close to us, I would take a last minute vacation there too. Either way, I have not seen any summer weeks with my strong Starwoods.

Cathy, I know the answer. One of the multiple week Marriott owners, who owns at your resort too, reserved this week for an exchange so that they will get an excellent exchange somewhere else. Can you blame them even though it is tough on you? I would do the same thing too.

You already own two developer weeks but you still cannot take advantage of the early reservations because your seasons do not match. You have to think about that too when you are buying at a Marriott resort.

On the other hand, a smart re-sale buyer, who is aware of this, can buy two weeks dirt cheap in two matching seasons and they can make reservations earlier than you! I don't feel that the Marriott took care of their loyal customers the way they should have. JMHO.

This is why we bailed out of the floating system and have no regrets and I am glad we didn't buy a second week instead. You still have to compete to make reservations for the week you wish to book and a third week may be required to stay ahead of the game and so on. You still have to pay all the extra maintenance fees until you sell your timeshares.

I would think long and hard before I would buy any timeshare today with the airline fares and gasoline getting so high. Vacations will become a luxury if this trend will continue.

Deposited Fairway Villas reserved for July 5 2009. Asked for non-Marriott Colorado resorts and, in a what the heck moment, threw in NCV. Got confirmed for NCV two days later for last week in June going into July.

Shocked and pleased. Fairway villas was our first timeshare purchase and a mistake for us. But our last two trades have been Marbella and NCV so the smile is returning to my face!

Trading into NCV is not all that difficult at his tiem as Marriott still owns tons of units. I did the same thing into a 2BR at Ko'Olina for next July. Most likely this will change in time as the resort sells out and matures. IMO

Back in October 2007 I deposited our 2bdrm in Breckenridge (Grand Timber Lodge, non Marriott) with II, and called a service rep, was able to get June 8-15, 2008 at NCV on the phone immediately. The week I deposited from Breckenridge was a "mud season" week too (late April, no more skiing at Breck). When we went to NCV we were told June 8-15 was the first week of platinum season too. June works for us because we get out of school the first few days of June typically. Just giving a perspective of a non-Marriott trade into NCV - can be done! I like NCV a lot, considering a resale there, but a fixed week (July 4th) so I wouldn't have to deal with the calling game.
