What is a resale price for island view, Westin Maui (north) these days?

I can see the broad price range for island view, Westin Kaanapali North, annual 2BR.
What is the reasonable price for this unit?
I don't want to throw too low ball offer, just want to offer lower side of current market price.

If your goal is to get a WKORVN island view every year, buy a two bedroom platinum Kierland and get 148,100 StarOptions. The purchase price for Kierland will be about $14,000 (probably about the same as WKORVN-IV, although others may chime in), but you will save about $1,000/year on MF's.

Making a StarOption reservation at the 8 month mark is easy. And you may get better than an island view some of the time.

I already own 148100 staroptions at kierland villas and 81000 staroption at vistana village and several other mandatory weeks.
However, I couldn't make a reservation at 8 months out this year, for Maui property for early July weeks. Maybe I can see late cancellation when it's getting close to check-in date (60 days or so), but flight to Hawaii is expensive and want to plan something well in advance.
I just did private exchanges to Westin Maui with owners but don't know if I can do it each year.

Do ocean view and island view have significant price difference?

Yes, about $10,000. The last time I was checking, the North prices were around $25,000 for OF, $15,000 for OV, and $5,000 for IV. However, it is true that they are actively exercising ROFR these days. Not that I would let that deter me from trying to negotiate the best deal that I could.

Timeshare resale sites such as SellMyTimeshareNow, MyResortNetwork, and Redweek.com. A quick glance on Redweek shows that the island view list prices are a bit higher than a year or so ago ($10-14M), but I doubt they clear out at that price since it's so close to the list price for OV.

Personally, if I were going to buy there, I'd never buy IV because Starwood doesn't upgrade owners. They do, however, routinely give II exchangers OV units. Makes no sense to me, but that's what I've read here.

I just got a Westin Maui North island for $9800. It just passed the ROFR deadline yesterday.

Make sure you pay attention to MF and first use! Mine was originally 2013 first use and 2012 MF paid.

If you're worried about the ROFR, I suggest having the seller roll the MF into the sales price. For instance, I got the seller to pay for this year's MF and then he roll this year's MF into the sales price so the price Westin saw for ROFR was actually $12200 ($9800+$2400). I basically pay back the MF to the seller but I get to use the unit this year. He already reserved July 4th week so I figure it's an easy rental if I don't want to use it this year.

In the end I got a 2012 first use, 2012 MF paid.. for $12200.

It's kind of like a kick back. I suppose if you really trust the guy you can have him send you a check for $10k and send Westin a sales price of $actualprice + $10k. I'd really have to trust the guy though!! With the MF/rental thing its all covered by the contract under the first use, first MF sections.

Good luck with your new timeshare! For WKORV-N IV, it helps a lot to reserve at exactly 12 months out to get a good view. That is what I have been doing for the last few years, and I have been getting the top floor in building 7 (e.g., 7663/7664) above the pool or one of the last units in building 6 (e.g., 6659/6660) above the pool, which have great views of ocean view even though they are offiicially IV.

This strategy worked during the down economy. However, as leisure travel picks up with the economy, it may not be so easy in the future. My advice is to buy where you want to vacation. That is what I did.
