What does this statement mean which is stated under all Hgv Max Tier Levels with regard to Embarc Resorts.

I wonder if that is the option for Embarc owners to join Extraordinary Escapes with HGV Max.

Extraordinary Escapes 2.0 was the Diamond version of Max for Embarc which seems to now be slowly phased out - it is no longer being sold and existing members are finding their options being gradually reduced. This is why in general Max is not seen as a great deal because Embarc members have already experienced a similar developer program, paid for new points at retail prices and now find things have changed once again and they "need" to join Max to have all the "extras".
Any Embarc member that currently has either legacy EE - under Intrawest & which only cost $179 per year to join, & included membership in Interval - pre-2016 or, EE 2.0 - the more recent version introduced by Diamond in 2016, is a member of DEX. Someone who doesn't have EE is now required to buy into Max in order to get DEX (and all the other "extras" as well). EE members have had access to DEX for over 2 years now, Interval was dropped from the EE program for DEX. All members can now easily join II on their own however - previously they were blocked from doing so unless they had EE.

Such a mess. They should have just put everyone in Max and moved ahead versus 6 different programs and with BG coming in, 8.

Yes, I certainly agree with that statement. There are some other words words which could be used but then TUG admins would delete as inappropriate.

I agree that having so many different programs is very confusing, and makes it hard to talk about to anyone not on TUG, and a little difficult here. I wonder if DeX is actually going to become more of the one place if they keep rolling out to HGVC? It seems more interesting than Max just cause 6 months there's such limited availability.

That is true and actually I had not thought about that aspect to DeX. HGVC Max members get a 6 month window into DRI/HVC but HGVC owners, who have access to DeX, have a year or so.

True. I know that you booked Sandestin for early April 25 (I believe) and I just booked it for late April/early May 25. Sandestin's inventory is dropping into DeX ~11 months out.

Inventory should definitely show in DEX because we've had it for 2 years now and with the change to our use year date to put them all at Jan 1, many points were banked and needed to be put in DEX if one wanted to use them past Dec 2024. Therefore lots of Embarc members who were in EE have been depositing in DEX. Only thing is, we deposit points - so it is management that decides where the units made available in DEX are going to be. Sandestin is not one of the busier clubs (year-round that is), so should get availabilty in DEX.
As far as Max goes, the busiest clubs are all fully booked at 6 months out, except maybe some units in the lowest season so, "good luck"!

My understanding is that Embarc HGV Max members get access to DEX - for us, Max is the new developer program that replaces Extraordinary Escapes which gave us access to an exchange program. At first it was Interval and then became DEX when Diamond introduced it. Points bought resale don't have access (but can now get Interval independently).

I not sure I completely understand all that you are saying here but, of course, nothing would change for Embarc or DRI owners as it pertains to DEX. The discussion was about HGVC owners who join Max to get access to DRI properties. As far as I know, they are only using the HGVC portal that has the DRI "Max" properties added to it versus them getting access to DEX which means that HGVC owners who deposit in DEX EU, have access to more DRI and Embarc properties, without joining Max, than the HGVC owners who join Max.

When you exchange in DEX to a HVC property, do Embarc members pay a resort fee?

As far as has been reported yet, doesn't seem to be resort fees
I can see that HVC properties are coded as H:

Embarc has resort fees (initiated by Hilton as we had none before) for anyone booking without Embarc points. I believe they are $25us per night.

Oh.... Darn. I think both Embarc and HGVC need to complain.... We are one HGV now right?
