Please advice, Im new to TUG!! I did go thru how to sell your time share and am planning to use a professional service to close. But otherwise is there anything else needed? Im really not sure about the whole process could someone please advice?

Thank you!!

You should start by ready the "Sticky" note at the top of the forum entitled:
"Sticky - How to Sell Your Timeshare"

A Summary:
First, you need a Contract for Sale. It must have essential terms
... like sales price, escrow, who pays which fees and year of first use...
Your transfer agent needs a copy of the contract and your deed.
HGVC has a right of first refusal (ROFR)-- unless you own at Flamingo.
Your transfer agent will need a Waiver from HGVC. HGVC has forms for this.
Your buyer may ask for an Estoppel. HGVC can provide this... for a fee.
Your transfer agent takes the Deed, records it, and initiates HGVC transfer.

.

If you are working with a reputable timeshare title company - they will walk you through the whole process - and handle all the steps listed above for you. Personally, I would not consider a DIY transfer - it's worth the small fee to have it done right.

Thanks!! I'm planning to go with a service agencies. Thanks again for your prompt response!

Have you picked out a title transfer company - the fees can vary greatly.

I really haven't!! I found list recommended from tug2...I was thinking of closemytimeshare.com

Would you recommend any?

LT Transfers is highly recommended. I used them for buys at a non-HGVC and a HGVC-affiliate.
Their prices are low, they were quick (~6 weeks or so), and even courteous when I sent an unsigned check.

I just used LT Transfers for a unit I received from another TUG member. It was an easy and seamless transaction. It took about 6 weeks. I would highly recommend them.

Thanks all! I started the process on Sunday with timeshare transfer (one of the TUG sponsors). Its going good so far!! Will Update the post once Im done with the transactions. Thanks again.
