Just read the news Carlsbad city approves lease for expansion of sheraton Carlsbad Resort and will rebrand it to Westin. It may have 32 Westin timeshare units. Link is below:

Not sure if I interpret this news correctly. But Westin Flex may be created soon. I guess our speculation may be true.

Grand Pacific has their own timeshare system. How I read it is they would either develop GP timeshares or develop hotel rooms that fly the Westin flag. They aren't in the hotel business AFAIK, hence the need to partner with a good brand to win the work.

Strategically, GP already has a timeshare near Legoland, and they are still looking to expand their TS management portfolio. It wouldn't make sense to me that they would create TSs for Westin.

This is also how I read it. The timeshare units could potentially be another phase of the Hilton Marbrisa timeshare resort which is adjacent to the Sheraton. The Marisa is affliated with GP.

The whole thing sounds weird to me. Grand Pacific Resorts began building Marbrisa on that property and then they ran into trouble and affiliated with Hilton. After a couple years, they let Hilton completely take over the property, but continued to manage it. I own there, but what I own is 100% Hilton owned.

There is a Sheraton Hotel right in the middle of the timeshare property. Marbrisa is on either side of the Sheraton Hotel and parking lot.

Now, Grand Pacific wants to come back and fulfill their dream, but they need Westin to help? That property has always been odd and now it is getting even more odd. While it is true that GPR isn't normally in the hotel business, their original Legoland property, Grand Pacific Palisades, has many hotel rooms.

The link says they will build on what was the Crossings. I wonder if they will remove the golf course. There have been conflicts between the sheraton and Hilton marbrisa. Maybe this new development will attempt to recreate what the original plan was between sheraton and gpr.
