Just started to look for something here and found out that there are 4 different properties. What are the pluses/minuses of each of them? Thanks

To buy or to rent?

I would not buy Coral Vista or Sunset bay. These two phases are points-based, meaning maintenance fees are extremely high in high season.

Virgin Grand is VSN mandatory, meaning you get StarOptions, it's deeded, and maintenance fees are based on unit size.

Bay Vista is VSN voluntary, you don't get StarOptions, but it's also deeded and maintenance fees are reasonable.

Points: Hilton EVEN, Hyatt ODD Annual: WSJ, HRA
there are 4 PHASES of the same WSJ property.

Cliffs notes version:
hillside phase: oldest, secluded on hill, stand alone studios, one beds, 2 beds and 3 bedroom pool villas. Separate pools exclusively for this phase only. Mandatory staroptions transfer on resale. Deeded. MF by size.
bay vista: in main resort, closest to entrance, no ovens, 2 or 3 beds, no staroptions, resale can book same size/season only in this phase, and no lock offs. Deeded. MF by size.
coral bay: trust (no deed) homeoptions on resale, allows you to book only in this phase any size/any season at 8 months, MF per point. No 1 bedrooms. Small. Middle of resort.
sunset bay: closest to pools and beach. Noisy. Smallest units. Trust, homeoptions on resale same booking scheme as CB, no 1 beds, MF by point.
